WHEREAS, Earl W. Harris and Margaret M. Harris, his wife, are
the owners of the following real property situate, lying and being in the County
of Pinellas and State of Florida, to wit:
Lot 12, in the SE 1/4 of Section 19, Township 29 South,
Range 16 East, Pinellas Groves, according to the map or
plat thereof as recorded in Plat Book 1, page 55 of the
Public Records of Pinellas County, Florida, LESS the
North 290 feet;
and
WHEREAS, said Owners desire to place certain restrictions upon
said property, which shall be covenants running with the land, for the
protection of themselves, persons and corporations purchasing said property
from them or their heirs, executors, successors or assigns, and the City
of Clearwater, Florida, a municipal corporation;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that
in consideration of the foregoing premises and other good and valuable
consideration between the parties, receipt of which is hereby acknowledged,
the undersigned, Earl W. Harris and Margaret M. Harris, his wife, as
owners of the above described property, do hereby adopt and promulgate the
restrictive covenants hereinafter set forth:
1. These restrictions and limitations are to be regarded as covenants
running with the land regardless of whether they are specifically mentioned
in any deeds or conveyances subsequently executed.
2. All structures constructed hereon shall be limited to the following
uses as set out in Section 20.02 of Appendix A, Zoning, of the Code of Ordinances
of the City of Clearwater, Florida:
(4) Professional services:
(a) Offices directly related to medical services.
(b) Legal offices.
(c) Architectural and engineering, drafting, clerical,
machine reproduction such as needed in above.
(d) Consultant services, research, tax.
(5)Business and commercial services:
(a) Banks, investment and finance, title and abstract,
real estate and insurance, stenographic services,
bonding, stockbroker.
(6) Other professional services which in the opinion of the
planning and zoning board will not be injurious to the district.
3. All structures constructed hereon shall be limited to a maximum
