address is Post Office Box 37046, Jacksonville, Florida 32205; is the
owner of the following real property situate, lying and being in the
County of Pinellas and State of Florida, to wit:

WHEREAS, said Owner desires to place certain restrictions upon said
property, which shall be covenants running with the land, for the protection
, of themselves, persons and corporations purchasing said property from them
~ or their heirs, executors, successors or assigns, and the City of Clearwater,

NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that in consideration
of the foregoing premises and other good and valuable consideration between
the parties, receipt of which is hereby acknowledged, the undersigned, Bay
Park Center, Inc.; as owner of the above-described property, does hereby
adopt and promulgate the restrictive covenants hereinafter set forth:
L These restrictions and limitations are to be regarded as covenants
running with the land regardless of whether they are specifically mentioned
in any deeds or conveyances subsequently executed.
2. The property shall be used for office use only, plus supplementary
service commercial uses, which structures shall be limited to two stories
in height.
3. These covenants and restrictions shall be binding on all parties
and all persons claiming under them, and no exception, variation or
termination of these restrictions shall be authorized or effective without
the prior written consent of the City of Clearwater. Any said request shall
be considered only after having a public hearing on the subject.
