WHEREAS, Marianne Hedwig Weber, a widow; Clifford Corriveau and
Elizabeth Corriveau, his wife; and Ray E. Lee and Ruby E. Lee, his wife;
are the owners of the following real property situate, lying and being in the
County of Pinellas and State of Florida, to wit:
From the Northeast corner of the Southeast 1/4 of Section 19,
Township 29 South, Range 16 East, run North 890 28'57" West
along the North boundary of the Northeast 1/4 of the Southeast
1/4 of said Section 19 a distance of 100.00 feet to the West right-
of-way line of U. S. Highway 19 and the Point of Beginning; thence
run South 010 26'51" West along the West right-of-way line of
U. S. 19, 671. 39 feet; thence run North 890 26'19" West, 249.89
feet; thence run South 00 31' 16" West, 155.91 feet; thence run.
South 890 27' 15" East, 250.08 feet to the West right-of-way line
of U. S. 19; thence run South 010 26'51" West along said West
right-of-way line of U. S. 19, 30.00 feet; thence run North 890
25' 37" West, 1004.64 feet; thence run North 010 07'36" East,
856.25 feet to the North boundary of the Northeast 1/4 of the
Southeast 1/4 of said Section 19; thence run South 890 28'57" East

WHEREAS, said Owners desire to place certain restrictions upon said
property, which shall be covenants running with the land, for the protection
of themselves, persons and corporations purchasing said property from them
or their heirs, executors, successors or assigns, and the City of Clearwater,
Florida, a municipal corporation;
NOW, THEREFORE, KNOW ALL ME,N BY THESE PRESENTS, that in
consideration of the foregoing premises and other good and valuable considera-
tion between the parties, receipt of which is hereby acknowledged, the under-
signed, Marianne Hedwig Weber, a widow; Clifford Corriveau and Elizabeth
Corriveau, his wife; and Ray E. Lee and Ruby E. Lee, his wife; as owners of
the above-described property, do hereby adopt and promulgate the restrictive
covenants hereinafter set forth:
1. These restrictions and limitations are to be regarded as covenants
running with the land regardless of whether they are specifically mentioned in
any deeds or conveyances subsequently executed.
2. The North 6 acres of said real property, which is more specifically
described by the attached Exhibit "A", shall be limited to usage as a site for
a motel which shall be limited to two stories in height.
3. The balance of the property shall be used for office plus supplemen-
tary service commercial uses, which structures shall be limited to two stories
in height except that any structure which abuts the West property line shall be
limited to one story in height.
4. A 50% opaque vegetation barrier shall be provided along the West
property line.
5. These covenants and restrictions shall be binding on all parties
and all persons claiming under them, and no exception, variation or termina-
tion of these restrictions shall be authorized or effective without the prior
written consent of the City of Clearwater, which said consent shall be given
after having held a public hearing on the subj ect.
