AN ORDINANCE OF THE CITY OF CLEARWATER, FLORIDA,
RELATING TO THE LAND DEVELOPMENT CODE; AMENDING SECTION
136.008, CODE OF ORDINANCES, TO PROVIDE FOR SPECIFIC
FLOOR AREA STANDARDS FOR CERTAIN CLASSES OF ACCESSORY
USES; PROVIDING AN EFFECTIVE HATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF
CLEARWATER, FLORIDA:
Section 1. Paragraph (5) is added to Subsection (c) of Section 136.008,
Code of Ordinances, to read:
Sec. 136.008. Accessory uses.
(c) Standards. All accessory uses shall be in accord with the following
standards:
3 (1) The accessory use is subordinate to and serves an F_stablished and
conforming principal use.
(2) The accessory use is subordinate in area, extent, and purpose to the
principal use.
(3) The accessory use contributes to the comfort, convenience or
necessity of the principal use.
(4) The accessory use is located on the same property as the principal
use.
5 The 'accessor y use or uses if otherwise allowed as a separate
s., permitted or conditional use in the zoni ng district, shall not cumulatively
exceed five 5) per cent of the gross floor area of the p rincipal use: otherwise ,
the mixed use formula of Section 135.187 (d) shall be applied in determinin
allowable floor area ratios and densities. In addition the parking requirements
for such principal and accessory uses shall be calculated independently and shall
k be cumulative.

Section 2. This ordinance shall, take effect immediately upon adoption.
