Area and dimension regulations. -u (1) Waterfront lots as regulated in Section 30. 07. (2) Minimum lot or parcel area--10, 000 square feet. (3) Minimum lot width at building setback line--100 feet. (4) Minimum front or side street building setback--20 feet from property line or 50 feet from center line of right-of-way, whichever is greater.. (5) Minimum side or rear building setbacks--Buildings of 20 feet in height or less shall require a minimum of 15 feet setback. Buildings greater than 20 feet in height, setback shall be 15 feet plus I foot for each 4 feet of total building height. One story carports above average street grade may be constructed within 5 feet of side or rear property line. (also see 14 below.) (6) Swimming pool or enclosure setbacks--Front setback: 1/2 building setback of zone; side setback: 5 feet; rear setback: 5 feet. (7) Maximum height--80 feet. This screening may be required to be _ extended to parking areas located in the front building setback areas abutting public right-of-way. Where a suitable permanent, buffer already exists on the adjacent property line, the buffering requirements may be waived by the building official. Where parking areas or similar activity areas adjoin each other on adjacent r properties both devoted to multiple dwelling use, the peripheral ',. buffering requirements may be waived by the building official for both properties. Sub-sections (11) and (14) (a) of Section 19. 05, Mobile home park development standards, and Sub-section (3) of Section 19. 06, Mobile home spaces requirements, of Article X1X, RMH, Mobile Home Park District, of Appendix A, Zoning, of the Code of Ordinances of the City of Clearwater, Florida, 1962, are hereby amended to read as follows; T Section 19. 05. Mobile home park development standards. (11) Park Peripheral setback requirements--Side and rear: Six (6) feet; or fifteen (15) feet if adjoining a private right-of-way or any RS, RM-10 or RM-12 zone; or ten (10) feet if adjoining any RM-16, RM-20, RM-24 or RM-28 or CTF or comparable zone. (14) Screening: (a) There shall be provided and maintained along the entire perimeter a continuous visual buffer with a minimum height of six (6) feet, which shall be a compact foliage screening or shall be combined masonry or wooden fence and shrubbery screen between RMH and Single Family RS, RM-10, RM-12, RM-16, RM-20, RM-24 and RM-28 zoned properties. Screening may be waived between RMH and other zoned properties by the planning and zoning board. Article XXIII, CG, General Business District, of Appendix A, Zoning, of the Code of Ordinances of the City of Clearwater, Florida, 1962, is hereby amended in the following manner: Section 23. 02, Permitted uses and structures, is amended as to categories "Multiple dwellings" and "hotels and motels" to read as follows: Multiple dwellings as regulated in RM-28, except that within Core CBD 34 density shall be allowed. Hotels and motels--For density for Core Central Business District (Definition Art. II (12A) ) 81 hotel-motel units per net acre, 42 hotel-motel units per net acre otherwise.
