PERPETUAL EASEMENT
THIS EASEMENT made this I rifl day of Dti j'Yn6eAr , 2025,by the City of
CLEARWATER , 600 Cleveland Street Suite #600, Clearwater, FL 33755 a municipality of the
State of Florida, grantor, to the STATE OF FLORIDA DEPARTMENT OF TRANSPORTATION, 11201 N.
McKinley Dr.Tampa, FL 33612, its successors and assigns, grantee.
WITNESSETH: That the grantor for and in consideration of the sum of One Dollar and other
valuable considerations paid, the receipt and sufficiency of which is hereby acknowledged,
hereby grants unto the grantee, its successors and assigns, a perpetual easement for the
purpose of constructing and maintaining a PEDESTRIAN OVERPASS in, over, under, upon and
through the following described land in PINELLAS County, Florida, viz:
A portion of Northside Drive, lying in the northeast one-quarter of Section 19, Township 28
South, Range 16 East. Said lands being more particularly described as follows:
COMMENCE at the Iron Pipe (1/2") located at the southeast corner of Lot 1, "Northside Square",
according to the plat thereof as recorded in Plat Book 93, Page 31 of the Public Records of
Pinellas County, Florida; thence westerly along the south line of said Lot 1, S 89°56158" W, a
distance of 500.02 feet to the southwest corner of said Lot 1 and east right of way line of
State Road 55 (US 19) as per State Project Number 1515-101(207); thence northerly along said
east right of way line N 00°00'03" W, a distance of 610.00 feet to the southwest corner of Lot
4, of said "Northside Square"; thence continue northerly along said east right of way line N
00°00'03" W, a distance of 284.54 feet; thence N 00°02'48" E, a distance of 150.01 feet to the
POINT OF BEGINNING and a point of curvature located on the east right of way line of State Road
55 (US 19) as per State Project Number 1515-101(207); thence along the arc of a curve concave
northeasterly having a radius of 25.00 feet, a central angle of 89°23'33", a chord bearing and
distance of S 44°39'56" E, 35.17 feet, a distance of 39.00 feet to a point of reverse curvature
located on the north right of way line of Northside Drive; thence along the arc of said curve
concave southerly having a radius of 2332.64 feet, a central angle of 02°44'28", a chord
bearing and distance of S 87°59'29" E, 111.58 feet, a distance of 111.59 feet to the end of
said curve; thence S 01°36'50" W, a distance of 49.09 feet; thence N 88°23'10" W, a distance of
134.97 feet; thence N 00°02'48" E, a distance of 74.19 feet to the POINT OF BEGINNING.
Said lands containing 6,895 square feet, more or less_
Said easement is further defined by Exhibits "A" & "B"
