Mr. Easton has becn a Principal with The lUvlPK Group since 1996, heading our operations in
Cocoa Beach as Projcct Manager for planning and redevelopment contracts. He has an extensi\"e

Mr. Kotkiewicz joins the RMPK group with fIfteen years of experience in landscape design and
production bcginning with construction, leading to formal education, and on to various levels of
design dcvelopment. Tom's experience ranges from small residential projects, to city and state
projects, to large rcsort development. During the past fIve years he has developed advanced
knowledge in computer generated design and production. His responsibilities include site planning,
site detailing, design development, drawing generation, conceptual design, schematic design, contract
document gencration, contract administration, submittal coordination, and construction
management. Tom's balanced ranged of skills and experience allows him to successfully manage all

Robert recently joined the RMPK. Group, after graduating from North Dakota State University.
During his undergraduate studies he worked as a draftsman and construction manager in North
Dakota. His assignments there included designing, drafting, and building architectural interiors
including commercial casework for restaurants, schools, post offIces, and corporate headquarters.
His combined experience and profIciency with technical computer applications makes Mr.
Gustafson a welcome addition to the RMPK Group. His responsibilities include site planning, site
detailing, design development, conceptual design, and schematic design, and contract administration.

J ames joined the RMPK Group in 1999, arriving with three years of work experience in Geographic
Information System technology while employed by a Baton Rouge-based consulting engineering
fum. There, he served as project manager and GIS analyst in the design and development of urban
GIS systems for Louisiana parish governments through the U.S. Army Corps of Engineers. Other
projects included landscape design, riverfront development, outdoor recreation plans for various
Corps projects, and an erosion control plan for a National Science Foundation research facility. Mr.
Taylor also has four years of work experience with a nonprofIt neighborhood redevelopment agency
in Baton Rouge. His responsibilities there included production of urban planning studies,
neighborhood revitalization and infill housing plans, database management, and GIS system
development. Now as a member of the RMPK Group, James has taken his balanced range of skills

Mr. Brown started his design career as an industrial designer working with Dave Chapman, Goldsmith &
Yamasaki, Inc in Chicago as a senior designer. His work experience included product, packaging, exhibit and
graphic design. Rogers industrial design experience evolved into the field of contract interior design. Working
with ISD,lnc. as a senior project designer he was responsible for planning, design, and production on a variety
of commercial projects. In addition he designed custom products, furnishings and furniture. Mr. Brown was
recruited to be Design Director for Panex Inc. in Montreal, the in-house tenant and exhibit design division for
Place Bonaventure. Mr. Brown began his retail experience as head ofinterior design for The Rouse Company.
In this capacity he administered a staff of interior, graphic and industrial designers, working on seven to ten
regional malls project at a time. Mr. Brown has been president/principal in his own firm for twenty five years,
with offices in Sarasota, Florida and Baltimore, Maryland. Over this period of time the firm has provided
design services to retail and commercial developers, and institutional clients. Nationally the firm is best known
for its retail design and merchandising. The firm has produced more than seventy five retail projects.

Project management
Our approach to project management reflects our philosophy that a well-organized and coordinated
project usually ensures a quality project, completed on time and within budget. Below are key
components of our project management approach:
· RMPK. has past experience managing multidisciplinary teams on similar projects
· Our Project Team utilizes state-of-the-art project management and reporting
systems.
· All key personnel are knowledgeable of key issues, county and state agency review,
permitting and approval processes, and appropriate construction materials and
methods.
Our project management philosophy is based upon a project team concept. Each member of the
project team is selected based on their particular expertise and the unique needs of each project.
This ensures continuity for each project phase, from the initial activities through implementation.
For each project, a series of project organization sessions are undertaken with the client and project
team members. This allows the client/consultant team to formulate a clear understanding of the
project goals and objectives. From that point, a set of detailed strategies can be outlined to
accomplish the agreed upon goals.
At the outset of the project, a work plan will be prepared outlining all work elements including
scope, schedule, and budget for all participants. The plan will also address responsibilities, authority,
communication, document control, invoicing, progress reporting, quality control, and other major
work elements.

Project Control: The Team utilizes a computerized system for project planning, monitoring, and
control. Project planning includes the establishment of project tasks and sub~tasks, the assignment
of suffIcient resources to accomplish those tasks, and the scheduling of tasks within the overall
project time frame. Project monitoring reviews the current progress of the project and includes the
assessment of budget and schedule status at any given point in time during execution of the project.
In addition, software is utilized to develop a critical path for project deliverables, tracking both
progress and costs to date. This system provides a clear record of activities and the ability to
monitor and control project costs and schedule.
The project-planning phase generates a series of initialization reports to be used in evaluating the
initial status of the project. The reports generated by this phase of the computer program are:
· Labor rate schedules
· Task costs
· Project schedule
· Project expenditures
· Labor resource requirements
During project monitoring, update reports are generated which indicate the current status of a
particular project at a given point in time. These update reports include:
· The overall schedule status and the overall budget status. When managing a multiple
consultant team, we require all consultant team members to provide-status reports
twice each month. In return, the project manager reports back to each consultant
twice a month with a project status memo, which informs each consultant of the
others' progress and informs team members of project milestones and deliverable

dates. On a monthly basis, the client receives a detailed progress report with each
billing.
Monthly billings are developed for the client utilizing QuickBooks billing software.
The monthly billing report provides detailed breakdowns of hours charged to the job
by specifIc personnel and/ or labor categories. The billing also provides a status
summary, which covers expenditures-to-date (both direct and indirect) with
percentage of completion.
Utilizing these project management techniques for monitoring the project budget and schedule, our
Project Manager can quickly identify potential problems and introduce corrective measures. We have
found that this approach assures a smooth running and cost effective project, of which both the
client and consultants can be proud.
Staff Assignments: We realize that project coordination and management is vital to the success of
any complex, multidisciplinary project. As a team, we have a strong commitment to using state-of-
the-art management techniques and computer software. Success in completing large-scale, complex
projects also depends, to a large extent, on the Project Team selected. The success of the Project
Team in turn depends on the skill and experience of the Project Manager, who will lead the team
towards the successful completion of the project. Our experience has proven to us that the Project
Manager should have the following qualifIcations:
· A proven record of performance in the management and administration of similar
projects
· The leadership skills to be effective when the fInal outcome depends on the
performance of several fIrms and/or disciplines

Urban Planning and Design
We have assisted over 30 communities with their master planning and urban design efforts. Based
on our comprehensive approach to the planning process, some of the typical services provided to

Preparation of cost estimates, materials selections, geotechnical review.
C. Engineering
1. Facility layout - Preliminary engineering layout for streetscape drainage
and utility improvements
2. Electrical engineering - Preliminary layout and design of electrical service
for building and site lighting, and undergrounding of existing utilities
3. Geotechnical report - Consultant shall prepare a detailed final
geotechnical report. The report shall include detailed information as it
applies to retention, roadways, grading, building foundations, and
sidewalks.
a. Existing Data review - Consultant will review any existing site
evaluation data.
b. Exploration program - A supplemental exploration program will
be carried out by the consultant to provide additional data for
geotechnical evaluation and design recommendations using a
combination of Standard Penetration Test (SP1) borings, auger
borings, and in-situ permeability testing.
c. Geotechnical Evaluation and Recommendation - Our
engineering evaluation and studies will include the following tasks
1. Develop an engineering description and characterization
of the subsurface stratigraphy and groundwater
conditions based on existing data and new exploratory
borings performed.
2. Identify on-site soils which may be suitable for general
site grading and structural fIll beneath structures,
roadways, and paved areas

Work Task VII Construction Plans and Specifications
A. Architectural
1. Architectural drawings - this phase shall entail the preparation of all
drawings necessary for bidding. Drawings to be included shall be floor
plans and elevations, wall sections, roof plans, foundation plans,
construction details, window/door schedules, interior elevations, fInish
schedules, etc.
2. Structural engineering - Calculations, systems analysis, selection of
structural systems, materials, spacing, sizing, and detailing of the building
structures. Full sets of construction drawings.
3. Building mechanical and electrical- Loading calculations, code
compliance, systems selection, routing, fixtures selection and detailing.
Full sets of construction drawings.
4. Cost estimates - full quantity take-offs, unit price research, development
of fInal cost estimate.
5. SpecifIcations - technical specifIcations to be developed via standard
AlA format. General conditions to be the Client specifIcation or standard
AlA format.
B. Landscape Architecture
1. Construction drawings shall be prepared suitable for bidding. The
following drawings are anticipated: site amenities, playground design,
sidewalk paving, picnic shelters, wood decks, walkways, entry plazas,
signage, kiosks, lights, etc. For all of the above, complete layout, grading,
and details shall be prepared for bidding.
2. Construction drawings shall be prepared for demolition, site clearing, and
grubbing and erosion control.
3. Construction drawings for all landscape planting, seeding, sodding, and
irrigation.
4. Cost estimates shall be prepared for all of the above elements.

5. Complete technical specifIcations shall be prepared for bidding the above
elements for the project.
6. Preparation of all site electrical construction drawings and specifIcations
necessary for bidding.
C. Engineering
1. Roadway, parking areas, and drainage - includes road, paved parking
areas, and grading plan for the sidewalks. Grades and cross-sections will
be designed to meet the requirements of the Client. Stormwater design
will include the provision of collection facilities as required by the Client
and stormwater regulations. Included will be the spacing of curb inlets,
sizing of the stormwater piping system, selections of pipe grades,
determination of junction box locations, determination of outfall control
structures, type of water treatment facility and outfall location as needed.
2. Details - prepare details necessary for the proper construction and
installation of the facilities. Details to be in conformance with the Client
utilities, transportation, and FDOT requirements.
3. Quantity take-offs - This task includes quantity take-offs and preparation
of cost estimates for the proposed facilities for the Client's use and for
construction bidding purposes. The quantity take-offs and associated
cost estimates will be based on the construction drawings. Two cost
estimates will be prepared; one at design development drawing submittal
and one at 90% construction drawing submittal.
4. Specifications - consultant will prepare technical specifIcation for
proposed work. The specifIcation will reference whether the Client's
standard specifIcations, or FDOT standard specifications, supplemented
as necessary with special provisions, technical specifIcations, and
consultants master specifications..
5. The consultant will use the Standard Forms of Agreement as prepared by
the Engineers Joint Contract Documents Committee or other forms
provided by the Client for the construction documentation.
D. Planning
1. Prepare submittal documents for Client construction plan review. Make
necessary changes for final compliance and acceptance.
2. Coordination of regulatory submittals - coordination meetings with
Client Staff and review agents at 60% and 100% completion.
Coordination with FDOT, FPL, GTE, etc.
Work Task VIII Bidding Phase
A. Furnish owner with reproducible project plans and technical specifIcations. It is
assumed that all facilities, as listed, will be constructed concurrently. Attend one
prebid meeting.
B Respond to contractors' questions and prepare any necessary addendums to the
work during the bidding phase.
Work Task IX Construction Administration Services
A. Construction Consultation and Coordination
1. Attend one pre-construction meeting

stages of construction to observe, as an experienced and qualifIed design
professional, the progress and quality of the executed work, and report
fIndings to the Client
2. Issue instructions from the Client to the contractors, issue necessary
interpretations and clarifIcations of contract documents, review required
change orders, required special inspections, and testing the work, and
make decisions as to the acceptability of the work.
3. Determine amounts of progress payments due, based on completion of
work and recommend issuance of such payments by the Client.
4. Observe initial operation of the project, or of performance tests required
by the specifIcations.
5. Make a fInal inspection and report on completion of the project,
including recommendations concerning fInal payments to contractors
and release of retained percentages, if any.

Thank you for this opportunity to submit our qualifIcations to provide the City of
Clearwater with professional urban design services. It would be an honor for Land Design
Innovations, Inc. (LDI) to assist the City within the community redevelopment study area.
Our fIrm has specialized expertise in redevelopment planning, urban design, comprehensive
planning, landscape architecture and civil engineering. Our project team for this assignment
would consist of several designers and urban planners; three are certifIed through AICP, two
are degreed architects and all have received their masters in planning. Our professionals
have received several awards including the Gina M. Langevin Memorial Award for
Outstanding Commitment to Urban Design, the FPZA 1991 Outstanding Innovation
Award and the LeFrak Award.
Recendy, LDI has been working on several small area studies and citywide design guidelines
for the City of Apopka. Our professionals have also prepared design guidelines and design
overlay districts for the Town of Celebration and the cities of Ormond Beach, Orlando,
Winter Springs, Leesburg, Punta Gorda, Ithaca (New York) and Sanford. In addition, we
have prepared design guidelines or implemented design standards, for many private
development clients; such as, Osceola Corporate Center, North Point DRI (Shell Oil
Company), Festival Bay Mall, Meadowwoods DRI, and Horizon West (Orange County).
We have worked throughout the State assisting governments with the preparation of
corridor plans, small area studies, and redevelopment plans. We have been selected on a
continuing basis to provide similar services by several of the State's Regional Planning
Councils. LDI currently has a continuing services contract with the Tampa Bay Regional
Planning Council for Community Visioning and Planning, our design work is on display for
the South Pasadena project at http://southpasadenavision.homepage.com. We also
frequently provide services to the East Central Florida Regional Planning Council to
facilitate DRI workshops. In addition, we were selected to participate in the Florida Main
Street Communities technical assistance program, and have worked with the cities of Dania
Beach and St. Cloud.

I. Firm Overview
Legal Name
The legal name of our fIrm is Land Design Innovations, Inc. (LDI), which is located in the
City of Winter Park, Florida. We also operate with a fIctitious name of Tri-cubed, Inc.,
which is a civil engineering fIrm that was purchased by Land Design Innovations, Inc.
recently.

Land Design Innovations, Inc. has two corporate offIcers. Ms. Tracy L. Crowe, AICP is the

II. Similar Projects
This section identifIes our specifIc areas of expertise of our team members and identifies
examples of similar projects that have been successfully completed by our professionals.
Design Standards
All of our key employees have design backgrounds and are higWy qualifIed to develop
Architectural Standards. WI prepared citywide design guidelines for the City of Apopka,
for which we received the 2000 FPZA State Award, Outstanding Public Report Category.
The guidelines apply to all land uses including residential, commercial, and industrial
developments. In addition, WI was involved with the design guidelines and signage
standards for the Town of Celebration. We think it is critical in regards to design standards
to illustrate the regulations with many visuals. We have also written historic preservation
standards for several jurisdictions, including Longwood, Sanford, Leesburg and Punta
Gorda.
Many jurisdictions have gotten more progressive and included design guidelines and
performance standards into their land development regulations, we have recently worked
design guidelines and performance standards for Orlando, Winter Springs, Apopka, and
Sanford.
Comprehensive Plans
illI has extensive experience writing and evaluating the successfulness of over fIfty (50)
Comprehensive Planning projects, including Evaluation and Appraisal Reports, updates, and
large scale amendments. In the past two years, illI has provided Comprehensive Plan
updates for the Cities of Edgewater, Hialeah, Apopka, St. Cloud, Leesburg, Lake Mary,
Casselberry, Winter Springs, and Osceola County. illI has demonstrated the ability to meet
State requirements defIned in the Florida Statutes, Chapter 163 and the Florida
Administrative Code, Chapter 9J-5. WI has many contacts with DCA and we frequently go
to Tallahassee to hand hold projects through the development process.
We have streamlined many cumbersome Comprehensive Plans throughout the State,
reviewing excellent reviews for our concise writing style and straightforward format. In
order to simplify the Goals, Objectives, and Policies we prepare, not only do we make them
measurable, but we also pull out the keyword for each objective and make it bold for easy
identifIcation. When preparing a comprehensive plan, illI assigns one overall project
director to carefully read each element and review for consistency throughout the
Comprehensive Plan, as well as for consistency with Land Development Regulations.
In addition to the required elements, if budget permits, illI can aid the City in preparation
of optional elements, as well. LDI recently worked on several new and innovative elements
for the Osceola County, including Social Services, Library, Economic Development, Urban
Design, Historic Preservation, and Emergency Management Elements.
Land Development Codes
WI has strong experience with Land Development Regulations, as our professionals have
evaluated and written Land Development Codes and Regulations for numerous Cities
including Orlando, Apopka, Palm Beach, Ormond Beach, Sanford, Longwood and the

Town of Celebration. illI is currently revising the Zoning and Site Standards, Signage,
Subdivision, Vehicular Use, and Landscape Standards sections of the City of Orlando's Land
Development Code. Ms. Tyjeski was an FPZA award for outstanding public report for
work on Ormond Beach's impact fees.
Geographic Information Systems
Our fIrm possesses extensive Geographic Information Systems (GIS) experience and has
completed numerous maps for comprehensive plan elements. illI was recently hired by the
City of Longwood as their GIS consultant, assisting the City with training and
implementation of software and creation of programs to streamline their Planning
Department's day-to-day operations. This work has included research and recommendation
of software programs and updates, arrangement for connectivity through fIber-optic
connection to the Seminole County GIS database, troubleshooting printer problems, and
various Arc View questions.
Small Area Studies
illI recently completed fIve (5) small area studies. We are extremely proud of the
accomplishments of the Apopka Area Small Studies, in which illI prepared four master
plans for the City as well as population projections. Additional studies included an evaluation
of natural systems, land use, transportation, infrastructure, parks, open space and community
facilities. WI has also completed a similar small area study for the City of Ocoee an is
currently preparing one for Orange County. In addition to small area studies, our team also
has experience in detailed corridor studies comparing land uses and transportation
improvements for the Florida Department of Transportation (FD01) District 5.
Economic Development Strategies
Mr. Ramon Murray was instrumental in the development of the CRA for Eau Gallie. Ms.
Ruth Hamberg has extensive experience developing neighborhood and community
redevelopment plans through the City of Orlando. Our Principal-in-charge, Tracy Crowe,
has been an expert for several communities for redevelopment and economic initiatives
through the Florida Main Street Program, the Regional Planning Councils, and Florida
Redevelopment Association. These agencies continue to hire illI to facilitate meetings and
design charrettes to build consensus for future growth and redevelopment. Our Team
members are familiar with economic development strategies to encourage redevelopment
and facilitate new development._

WI prepared a rewrite of Schedule S of the City's Land Development
Regulations, which contains the regulations for development within the
City's historic districts. LDI prepared a new section containing defInitions
of terms used in the Schedule; procedures for listing properties in the local
register of historic landmarks and creating historic districts; detailed
standards for new development, additions and renovations; standards for
demolition; and sign regulations. WI also prepared an appendix
containing a description of the most common architectural styles in the
City highlighting those features that are characteristic of the style; and a
section containing a checklist to be used in determining whether structures
are becoming deteriorated.

Ms. Tyjeski is a Project Director, responsible for day-to-day management of planning staff.
Ms. Tyjeski will coordinate the different divisions within ill!. She will serve as the overall
organizer and provide constant feedback on the progress of work orders as a liaison to the
City. Ms. Tyjeski will be responsible for reviewing and analyzing all applicable documents,
previous plans and studies, regulations and other data relevant to the project. She will
coordinate the data gathering process and the preparation of reports, as well as organize and

Tracy Crowe is the President of Land Design Innovations, Inc. Ms. Crowe brings strong program
management experience in all realms of the built environment to the firm. Some of her recent projects

Prepared mixed-use land use category for the Comprehensive Plan and multiple mixed-use zoning

Longwood Parks and Recreation Master Plan, Longwood, FL - Principal-in-Charge of preparation of
a parks and recreation master plan and 5 year implementation schedule. This project involved a full

Ruth Hamberg Landscape Architecture and Urban Design 2000 - 2001: President, Orlando,
Florida - Ms. Hamberg initiated a professional consulting business offering community planning,
urban design, and master planning services. Areas of expertise include: community participation
workshops, charrettes, and visioning coordination; urban design plans, park and greenway planning,
project administration and coordination; visual analysis of a site, neighborhood, or business district.
City of Orlando 1987-1999: Urban Design Planner III - Planning and Development Department,
City of Orlando, Florida. Primary responsibilities included working with citizen advisory groups,
Municipal Planning Board and city staff in formulating and implementing large-scale physical
improvement and regulatory urban design plans. Representative projects included:

Drive area is located in the tourist district of the City of Orlando near the intersection of
Interstate 4, the Florida Turnpike, Kirkman Road, and the Universal Studios Florida theme park.
Ms. Hamberg's role as a City of Orlando staff person was to work with business owners, the
International Drive Resort Area Chamber of Commerce and the International Drive Master
Transit and Improvement District to develop and implement an improvement plan. Ms.
Hamberg authored the North International Drive Urban Design Plan (1994) that included
recommendations for capitol improvements and design regulations. She created a "Special Plan"
land development design standards that were adopted in the Land Development Code and
worked with business owners and Code Enforcement Board to implement the plan. The Speical
Plan addressed building and site planning issues as well as signs and b~boards. Ms. H~be:g
established a public directional sign program to identify businesses and unprove w~y fUlding Ul
the district. Ms. Hamberg worked to implement the streetscape concept developed Ul the Urban

. Colonialtown North Neighborhood Horizons Plan (1999) - The Neighborhood Horizons project
included an intensive citizen involvement approach to developing a neighborhood improvement
plan. The Colonialtown North neighborhood is located north and east of the Mills Ave. and
Colonial Drive intersection near downtown Orlando. Ms. Hamberg's role was a staff team
member working on the plan included charrette facilitation, serving on. the plan developm~nt
and report staff team, and development of a pocket park concept deSign and transportation
design alternatives.
. Edgewater Drive Enhancement Plan (1987-1994) - Ms. Hamberg served as Project Manager of an
improvement plan for an older neighborhood commercial district clo~e to downtown Orlan~o.

Traditional Cio/ and Sp~cial Districts. Worked with citizen committees, Municipal Planning
Board, and City Council to develop the plan. Earned the 1,000 Friends of F/onda Successful

During an update, Ms. Hamberg drafted regulations for Landscape Design, Signs/ Billboards,

transportation and pedestrian design, TND "Andres Duany Code", and a Sustainability
Indicators checklist.
· Plan Review Seroices (1987- 99) - Ms. Hamberg served as staff support for the Appearance Review
Program, reviewing projects in special appearance districts, and performed design review of
projects that went before the Municipal Planning Board, such as Public Projects/ Public Benefit
Uses and Conditional Uses. Ms. Hamberg made presentations to Municipal Planning Board
regarding analysis and recommendations for various projects. The plan review services were for
projects scattered throughout the City of Orlando.
· Orlando Naval Training Center Reuse Plan Implementation Stciff Team Member - The City of Orlando
staff engaged in a massive planning and public involvement effort to re-develop the Orlando
Naval Training Center after its closure. Ms. Hamberg was part of the staff team working on this
effort. Ms. Hamberg's role involved evaluation of the proposals of development teams
competing for the project master planning services and review of the PD rezoning, site plan,
design standards, and the Master Park Plan.
Linsemier and Associates (1985-1987): Landscape Architect, Lansing, Michigan. Responsible for
site and master planning of developments incorporating a full spectrum of the design process.
Projects included:
· River Trail Master Plan City of Lansing, Michigan (1987): Ms. Hamberg co-authored the Master
Plan written and graphic documents for a bicycle and pedestrian trail along the Grand River. Trail
route had several challenging street and rail crossings, as well as one river crossing. The project
demonstrated Ms. Hamberg's site planning and creative problem solving abilities.
· Riverwalk Apartments Grand Ledge, Michigan (1986-87): Ms. Hamberg served as associate site
planner on the adaptive reuse of the historic Grand Ledge Chair Factory into apartments. Assisted
with the preparation of the National Register of Historic Places application. Prepared site
construction documents for the re-development of the property.

Museum that included an observatory, a planetarium, and a number of interactive exhibits. Project

Loch Leven Estates Phases 3-6, Mt. Dora, Florida - Project manager and design engineer for the
121-lot residential community located on Lake Loch Leven. Project included entrance bridge feature
into development, recreation park, 'created wetland habitat features and individual boat docks.
Audubon of Florida Project Wingspread, Maitland, Florida - Project manager and design
engineer for renovation of the historic Audubon Rehabilitation Center located on Lake Sybelia
within the City of Maitland. The project's mission was to renovate the center into a state of the art
birds of prey rehabilitation center while incorporating an educational fonnat for the center's visitors.
Project included the construction of a created urban wetland/ stonnwater treatment area and an
environmentally friendly geoweb parking facility.

BACKGROUND

fuunon Murray is a landscape architect that brings over 12 years of site planning and design
experience to each project. This scope of experience includes private practice as well as public
agency with specific design work in resorts, urban waterfront, various community and regional parks,
and campus and housing projects. His planning work includes areas of urban and regional
recreation, open space, developments of regional impact, and land management studies.

SELECTED PROFESSIONAL EXPERIENCE

Alhambra Trace, an 80-unit residential complex and Lancaster Villas, a 128-unit residential
complex - Project Landscape Architect. Both complexes are located in Orlando, Florida and
managed by the Housing and Neighborhood Development Services of Central Florida, Inc. which is
a nonprofit organization providing affordable housing in the area. Work consisted of landscape
plans for the newly renovated multi-family residences.
Walt Disney World Gateways - Project Landscape Architect. The Gateways consists of three
sites: Hotel Plaza Boulevard, World Drive, and EPCOT Center Drive. Work included redesign of
the site and landscape plans to accommodate guests' desires to photograph the newly constructed
entry walls at Hotel Plaza Boulevard as well as construction observation for all three sites.
West End Timeshare Project, Island of Eluethera - Project Landscape Architect. Work consisted
of developing multiple conceptual plans for what would become a popular tourist destination.
Phases 3-5 at Celebration, Florida - Project Landscape Architect for site planning. Project work
included lot layout and design for the future phases of this cutting edge community located in
Osceola County. Work also included the production of marketing renderings, which illustrate typical
lots to potential new residents. These renderings are housed in the Celebration Preview Center.
Celebration Bikeway Study - Project Manager and Landscape Architect. Project work included
site survey and analysis, bicycle safety and regulations research, design of the Celebration Bikeway
system, and production of a technical report documenting the study.
The Villages at Lansbrook, a 280-unit residential complex, Tarpon Springs, Florida - Project
Manager and Landscape Architect for site development. Project development included site planning
responsibilities from conceptual development to construction documents.
Shingle Creek Land Management Study prepared for the South Florida Water Management
District - Project Manager and Editor. This project includes detailed comprehensive analysis of the
Shingle Creek watershed as it travels from southern Orange County through the City of Kissimmee
into Osceola County. Community development plans and detailed studies for implementation
strategies were developed for further study.
Wooton Park, Tavares, Florida - Project Manager. Work for this revitalization project includes a
site plan, landscape plan, conceptual details and lighting plan. Park elements will include a play
facility, picnicking, small marina, boat ramp, and improved parking. Improvements to the park are
intended to assist in the redevelopment efforts for the nearby downtown.

Landmark Holy Temple of God Community Park, Gainesville, Florida - Project Manager. This
park is intended to be a safe haven for children within the northwest Gainesville community. Park
elements include an outdoor classroom, playground, tot lot, walking trails, and picnicking. Site plans
were developed and implementation strategies developed to correlate with fundraising efforts.
Orange County Convention/Civic Center Phase IV, Orange County, Florida - Assistant Project
Manager for site planning. This 125-acre project involved site planning team management for the
$152 million expansion. Upon completion in 1996, this facility became the fifth largest of its kind in
the nation.

Seminole County Softball Complex - Junior Designer. Work for this 38-acre tournament facility
included master planning, site planning and construction administration. Park components include a
three-story support facility, five playing fields, and picnicking areas.
Maitland Little League Facility, Maitland, Florida - Junior Designer. Work for this 12-acre site
included development of the master plan, schematic, and construction documents. Park
components include three baseball fields, a support facility, and a playground.
Spring Hammock Preserve, Seminole County, Florida - recreation master planning and site
management. Primary focus for the 1,500-acre site is development of passive recreation land uses.
The site will be managed by the County in agreement with the Florida Department of Natural
Resources' Conservation and Recreation Land Acquisition program.
Grand Island National Recreation Area, a 1,350-acre island in the Upper Peninsula of Michigan _
planning of management strategies. Work on the interdisciplinary master's project included
development of management considerations for natural resources, education, transportation,
facilities, and recreation for the US Forest Service.

or the rear of buildings, with the
exception of on-street parking
spaces.
Garages or carports in multi-family
developments may be grouped but
shall also be located behind the res-
idential buildings away from public
view.

As an incentive to reduce asphalt
and encourage landscaping, park-
ing space depth in multi-family
developments may be reduced by
two (2) feet if abutting a landscape
area and the vehicle will not inter-
fere with required plantings or
encroach on sidewalks. The size of
the space must still comply with -
Section 38-1479 of the Orange 16'
County Code. Example Parking Space Overhang
Twenty-five percent of the required parking spaces may be compact car spaces
(8'x16') in accordance with Section 38-1483 of the Orange County Code.
Immediately adjacent on-street parking spaces may also be counted toward
meeting the parking requirements.
Parking areas should be located behind the front building facade to prevent
parking from dominating the image of the site. Where this is not feasible, a
buffer is required to screen the parking area. The buffer shall oscillate
between berms, knee walls, or a combination thereof, but will be 100 percent
opaque. See an example landscape berm detail below.
