The Residential Planned Development zoning and associated site
plan for the Forest Lake Condominiums (AKA Sunset Point Villas)
were approved by the City Commission on April 2, 1981. The site
plan provided for a coordinated and cohesive thirty-o'ne unit
condominium development.
The developer of the project is requesting that the site plan be
amended to allow for the installation of either four-foot or
six-foot high wood stockade fences in the Common open space
behind the buildings, thus creating private yard areas for the
individual units. The actual fence height, the timing for the
erection of the fences, as well as the decision as to whether
fencing is to be provided at all, would be left to the discretion
of each individual unit owner. The attached site plans delineate
the desired location of all prospective fences.

The revised site plan incorporating the fencing has been reviewed
by both the Public Works Department and the Planning Department.
Public Works requests that the fence be raised one foot off grade
in retention areas and not be permitted to completely cross the
retention area by the northwesterly corner of Building #4. It is
the position of the Planning Department that the erection of
fences on an optional and uncoordinated basis (with respect to
timing and height) will compromise the continuity and harmony
presently afforded the development.
For the purpose of erecting the fences in a spatially and
aesthetically acceptable manner which does not obstruct storm
drainage, I recommend that the plan change be approved subject to
the following conditions:
1. All fences be four feet in height and of the same
construction and style.
2.
All fences be installed at the same time for existing
buildings and be c.o orJdih.ated with construction of future
bUildings. \

5. Gates be provided in fences for access to all enclosed
areas to allow for maintenance.
If you concur with the above recommendation, please initial this
memorandum and forward the ten attached copies of the' fence plan
to the City Clerk so that she may identify the conditions of
approval on the plans, certify them as a valid record of change,
and distribute them to the appropriate departments.

Development was.approved by the 'City Commission on April 2, 1981 subj ect to
the following conditions:
1. No off-street parking be permitted along the maln roadway
through the project.
2. The main access drive .be a private street with no connection
to Beckett Lake Drive.
3. The requisite building permit(s) be issued within six (6)
months from the date of City Commission approval of the
preliminary site plan and all requisite certificates of
occupancy be issued within two (2) years from the date
of issuance of the initial building permit.
Attached are five copies of the site plan for your certification and
distribution.

The Residential Planned Development zoning and associated site
plan for the Forest Lake Condominiums (AKA Sunset Point Villas)
were approved by the City Commission on April 2, 1981. The site
plan provided for a coordinated and cohesive thirty-~ne unit
condominium development.
The developer of the project is requesting that the site plan be
amended to allow for the installation of either four-foot or
six-foot high wood stockade fences in the common open space
behind the buildings, thus creating private yard areas for the
individual units. The actual fence height, the timing for the
erection of the fences, as well as the decision as to whether
fencing is to be provided at all, would be left to the discretion
of each individual unit owner. The attached site plans delineate
the desired location of all prospective fences.
The revised site plan incorporating the fencing has been reviewed
by both the Public Works Department and the Planning Department.
Public Works requests that the fence be raised one foot off grade
in retention areas and not be permitted to completely cross the
retention area by the northwesterly corner of Building #4. It is
the position of the Planning Department that the erection of
fences on an optional and uncoordinated basis (with respect to
timing and height) will compromise the continuity and harmony
presently afforded the development.

For the purpose of erecting the fences in a spatially and
aesthetically acceptable manner which does not obstruct storm
drainage, I recommend that the plan change be approved subject to
the following conditions:
1. All fences be four feet in height and of the same
construction and style,
2. All fences be installed at the same time for existing
buildings and be coor. di~' ated with construction of future

The preliminary site plan for Forest Lake Condominiums, P & S Joint Venture
Development was approved by the City Commission on April 2, 1981 subject to
the following conditions:
1. No off-street parking be permitted along the maln roadway
through the project.
2. The main access drive be a private street with no connection
to Beckett Lake Drive.
3. The requisite building permit(s) be issued within six (6)
months from the date of City Commission approval of the
preliminary site plan and all requisite certificates of
occupancy be issued within two (2) years from the date
of issuance of the initial building permit.
Attached are five copies of the site plan for your certification and
distribution.
