Dear Mr. Paige:
On November 15, 1990, the City ConIDlission received a request for Modification to the RPD Site Plan for Cedar
GrovelValencia Park (a zero lot line residential planned development), permitting additional enclosures including
pools within the development and referred the request to the City Manager for final action. The request was
submitted by the owners of Lot 31 in Cedar Grove Unit 2, located at 2009 San Sabastian Way South, who desire
to build a swinuning pool with enclosure at the rear of their residence (please refer to attached drawing). The
City Commission action was subject to the following conditions:
1. Any future enclosed additions including swimming pools shall be in accordance with the "Typical Unit Site
Plan" for this development (please refer to attachment) and the following additional restrictions (applicable for
separate lots within the development):
Rear yard setback for principal structures: 10 feet
Side and rear yard setbacks for swimming pools/screened pool enclosures: 5 feet
Minimum open space (lot): 35 % of lot area
Minimum open space (front yard): 40% of front yard area
Maximum building coverage: 42 %
2. Signs and fencing/walls are subject to separate review and permitting processes.
On November 28, 1990, the City Manager approved the modification as stipulated above. The proposal was
subsequently certified by the City Clerk on December 3, 1990.

Valencia Park, Unit 2, is zoned RPD 10. The owners of this uror,>erty would
like to construct an addi tion in the rear of the house. The dimensions of
the new construction would be 7 feet by 24 feet for a total square footage
of 168 sq. ft. Since these townhomes were built on zero lot line parcels,
the setback from the north and south lot lines is zero. The setback from
the east lot line would be 17 feet. I have enclosed a copy of the survey

On November 15, 1990, the City Commission received a request for Mo I e
Plan for Cedar Grove/Valencia Park (a zero lot line residential planned development), permitting
ci'dditional enclosures including pools within the development and referred the request to the City
Manager for final action. The request was submitted by the owners of Lot 31 in Cedar Grove Unit
2, located at 2009 San Sabastian Way South, who desire to build a swimming pool with enclosure
at the rear of their residence (please refer to attached drawing). The City Commission action was
subject to the following conditions:
1. Any future enclosed additions including swimming pools shall be in accordance with the "Typical
Unit Site Plan" for this development (please refer to attachment) and the following additional
restrictions (applicable for separate lots within the development):
Rear yard setback for principal structures: 10 feet
Side and rear yard setbacks for swimming pools/screened pool enclosures: 5 feet
