On June 13, 2002, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development approval to reduce the front (east) setback along Meadowlark Lane from 25 feet to 10 feet for a 331.5 square-foot room addition to an existing single- family dwelling, as a Residential Infill Project, within the LMDR, Low Medium Density Residential District under the provisions of Section 2-203.C. The DRC unanimously recommended approval of the application with the following bases and condition: Bases for Approval: 1. The proposal complies with the Flexible Standard Development criteria per Section 2-203. 2. The proposal is in compliance with other standards in the Code including the General Applicability Criteria per Section 3-913. 3. The development is compatible with the surrounding area and will enhance other redevelopment efforts. Condition of Approval: 1. That tree barricades be installed and proper pruning be performed prior to the issuance of any building permits. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development with the one condition as stated above. The approval is based on and must adhere to the site plan dated received April 30, 2002. Pursuant to Section 4-303, an application for a building permit shall be made within one year of Flexible Standard Development approval (June 21,2003). All required certificates of occupancy shall be obtained within one year of the date of issuance of the building permit. Time frames do not change with successive owners. BRIAN J.
