Dear Mr. Schwartz:
On September 7, 2000, the Development Review Committee (DRC) reviewed your application to
locate an office building at 235 North Garden Avenue. The DRC unanimously recommended
approval of the proposal subject to the following conditions:
1) That the required landscape plan be approved by staff and all landscaping be installed prior to
the issuance of a certificate of occupancy permit; and
2) That any future additions be reviewed by the Development Review Committee, as a new
application.

I concur with the findings of the Development Review Committee and, through this letter, approve
your application for Flexible Standard development with the conditions as stated above.
Pursuant to Section 4-303, an application for building permit shall be made within one (1) year of
the date of this Development Order (October 10, 2001). All required certificates of occupancy
shall be obtained within one (1) year of the date of issuance of the initial building permit. Time
frames do not change with successive owners.
Please be aware that the issuance of this Development Order does not relieve you of the necessity
to obtain any building permits or pay any impact fees that may be required. In order to facilitate
the issuance of any permit or license affected by this approval, please bring a copy of this letter
with you when applying for any permits or licenses that require this prior development approval.
