PO Box 3605 Clearwater, Florida 33767 RE: Development Order regarding case ~at 301 Pegasus A venue Dear Mr. Garcia: This letter constitutes a Development Order pursuant to Section 4-202 E of the Community Development Code. On August 16, 2001, the Development Review Committee (ORe) reviewed your application for Flexible Standard Development to reduce the lot area from 15,000 square feet to 11,015 square feet and reduce the required lot width from 150 feet to 86 feet within the HDR, High Density Residential District. The proposal includes the construction of an 1,800 square foot, single-family dwelling. The DRC unanimously recommended approval of the application with the following two conditions: 1. That the $200 Recreation Facility Impact fee be paid prior to issuance of a building permit; and 2. That the Transportation Impact Fee (TIF) of $1,632 be paid prior to issuance of a final Certificate of Occupancy. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development with the two above conditions. Pursuant to Section 4-303, an application for a building permit shall be made within one year of Flexible Standard Development approval (September 14, 2002). All required certificates of occupancy shall be obtained within one year of the date of issuance of the building permit. Time frames do not change with successive owners. BRI,\.\ J.
