On September 13, 2001, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development to reduce the front (east and south) setback along South Highland Avenue and Lakeview Road, respectively, from 25 feet to 15 feet. The application includes the establishment of a 2,600 square foot automotive service station/convenience store with six, fuel pumps. The DRC unanimously recommended approval of the application with the following three conditions: 1. That all existing and proposed signage meet the requirements of Code, to be verified by an inspection by Staff prior to the issuance of a Certificate of Occupancy; 2. That accurate drainage calculations be submitted to and approved by Staff prior to the issuance of any permits; and 3. That a revised stormwater engineering plan including proper contour lines for the northeast retention pond overflow onto Highland be submitted to and approved by Staff, prior to the issuance of any permits. I concur with the findings of the Development Review Committee and, through this letter, approve your application for Flexible Standard Development with the three conditions as stated above. The approval is based on and must adhere to the site plan dated November 2, 2001. Pursuant to Section 4-303, an application for a building permit shall be made within one year of Flexible Standard Development approval (December 14, 2002). All required certificates of occupancy shall be obtained within one year of the date of issuance of the building permit. Time frames do not change with successive owners. BRIA:\ J, AL:\(;ST. In addition, please be aware that an appeal of a Level One approval (Flexible Standard Development) may be initiated by a property owner abutting the property which is the subject of the approval within seven days of the date the development order is issued. A copy of the Development Order is being sent to the surrounding property owners. THERE SHALL BE NO ADDITIONS, DELETIONS, OR SUBSTITUTIONS WITHOUT THE WRITTEN APPROVAL OF THE ARCHITECT.
