On August 15,2002, the Development Review Committee (DRC) reviewed your application for Flexible Standard Development approval to permit an animal-grooming establishment within the Commercial District under the provisions of Section 3-703.U. The proposal includes a 910 square foot, animal-grooming establishment within an existing retail shopping center. The DRC recommended approval of the application with the following bases and conditions: Basis for Approval: 1. The proposal complies with the provisions of Section 3-703; 2. The plan complies with General Applicability Criteria under the provisions of Section 3-913; and 3. The proposed development is compatible with the surrounding area. Conditions: 1. That all landscaping be installed prior to the issuance of an Occupational License; 2. That a Code-compliant dumpster enclosure be installed within 12 months of approval of this application (September 20,2003) to the satisfaction of the Solid Waste Department; 3. That all new signs on the site meet the requirements of Code; and 4. That all handicap parking spaces meet City standards prior to issuance of an Occupational License. BRIAN J. All required certificates of occupancy shall be obtained within one year of the date of issuance of the building permit. Time frames do not change with successive owners.
