ThiS letter constitutes a Development Order pursuant to Section 4-206 D 7 of the
Commumty Development Code On October 17, 2000, the Commumty Development
Board reViewed your application for flexible Development approval to FleXible
Development approval of a Comprehensive Infill Redevelopment Project WIth a
Comprehensive Landscape Program With a request to penrut a medical clImc m the IRT
Dlstnct, and the followmg specific requests
Parcel A - Reduce the reqUired number of parkmg spaces from 56 spaces to 39 spaces,
reduce the (north) rear setback from 20 feet to one foot, and reduce the (east) Side setback
from 20 feet to five feet, and '
Parcel B - Permit a non-residential park10g lot III the MDR Dlstnct, reduce the (north)
front setback from 25 feet to SIX feet, reduce the (east) SIde setback from five feet to two
feet, reduce the (south) rear setback from lO feet to four feet, and 10crease the ImperviOUS
surface ratio from 0 65 to 0 69
Based on the application and the staff recommendatIOn, the Board found that the proposal
IS 10 compliance With the standards and cntena for a ReSIdentIal Infill Project, the
maXImum development potential standards and all other applicable standards of the
Commumty Development Code The Commumty Development Board approved the
applIcation With the fol1owlllg conditIons
