I. Front yard minimum bUIlding setback reqUIrements on Drew Street are 25 ft. ThIS setback
from the original right of way IS maintained however a 5 ft, WIdening of Drew Street
occurred recently which resulted In the majority of bUildings along the street being located at
twenty feet or less from the street right of way, Our bUilding locatIon supports or exceeds
the general setbacks along Drew Street.
2, Parking IS reqUired to follow the same setbacks as the bUIlding, In order to Pi'ovlde orderly
and suffiCIent parking a 18' -0" setback IS reqUired, Parking for handICapped persons IS
maIntaIned at the Drew 5treet Side of the parking row, On thiS Side they do not generate the
same level of use as standard spaces therefore the end space would generally be vacant.
3, The bUildIng setback along Vine A venue IS In excess of '0 ft,. 35 ft. over the minImum
reqUired, ThiS allows for a very ~pen corner utIlized only for abundant landscaping and
parking. The smaller setback on Drew 5treet IS mitIgated by the locatIon of the bUIldIng WIth
respect to the large setback on VIne Avenue,
"f. The parking setback along Vine Avenue of 10 feet exceeds the general parkrng setbacks of
