Board reviewed your apphcatlOn to permit vehIcle service use wlthm thc Commercial
Dlstnct wIth an eXIstmg lO-foot (south) side setback, a zero-foot sIde (north) setback to
pavement, a three-foot reaT (west) setback to pavement, and with a reductIOn m the
reqUired number of parkmg spaces from five spaccs per 1,000 square feet of gross floor
area (115 spaces) to 42 spaces per 1,000 square feet of gross floor area (94 spaces), as
part of a ComprehensIVe InfiIl Redevelopmcnt Project under the provIsIOns of SectIOn 2-
704, with a ComprehensIve Landscape Program
The proposal mcludes an automotIve repair estabhshment to be located III an eXIstmg
8,000 square foot bmldmg The applIcant plans to mamtam eXIstmg retaIl sales and
servIce/office tenants m an eXIstmg 15,000 square foot bmldmg located on the same

21. Upon completion of the work, the LANDSCAPE CONTRACTOR eha II

quest a fina I inspection. An~ items that are judged Incomplete or
unacceptable b~ the OWNER or the LANDSCAFE ARCl-lITECT ehall be
promptl~ corrected b~ the LANDSCAFE CONTRACTOR.
28. The LANDSCAPE CONTRACTOR shall guarantee all ehrube and ground-
covere for a period of one hundred twent~ (12lZ') ca lendar da~s from
the date of fina I acceptance in writIng from the OWNER. At the time
of fina I acceptance, the one hundred twent~ (120) da~ guarantee period
shall commence. An~ materiale shich have died during this period ehall
be promptl~ replaced with epecimens that meet the minimum reC1uirements
called for on the drawings. The LANDSCAPE CONTRACTOR ehall not be
held responeible for death or damage resulting from lightning,
vanda liem, automobiles or from negligence b~ the OWNER. The OWNER
shall be reponsible for watering and otherwise maintaining plants
during the guarantee period if a ma intenance agreement is not

the owner shall be reeponeible for removing tree etakee and gu~ wires.
31. All landscape bids shall be itemized with the amounte baeed on unit
pricee. An~ eubstitutione, additone, or deletions will change the tota I
amount of the CONTRACT FEE baeed on the above mentioned unit

CONCRETE MASONRY
WALL CONSTRUCTION
Materials, construction and quantity control of masonry shall be in accordance
with Uniform Building Code (UBe), Chapter 24. General conditions and
construction requirements shall be applied as specified in UBC, Section 2404 (t),
during grouted masonry work.
1. All reinforcing steel shall be deformed bars conforming to ASTM A-615,
Grade 60. Vertical reinforcement shall be placed in the center of the
masonry cell, and shall be held in position at the top and bottom.
2. If a slab dowel does not line-up with a vertical core, it shall not be sloped
more than one horizontal in six verticals (1: 6).
3. Horizontal wall reinforcement shall be standard truss type DUR-O-WALL (or
equivalent) at 16' O.c..
4. Hollow Load-bearing Concrete Masonry Units shall be normal weight
conforming to ASTM C-90, with a minimum compressive strength of 1,900
PSI.
5. Mortar shall be type M or S, in accordance with ASTM C-270. Place all
masonry in running bond with 3/8" mortar joints. Provide complete coverage
face shell mortar bedding, horizontal and vertical.
6. Coarse grout shall conform to ASTM C-476, with a maximum aggregate size
of 3/8", 8" to 10" slump, and a minimum compressive strength of 2,500 PSI at
28 days.
7. Minimum 3" X 3" clean-out holes (saw-cut) are required at the bottom course
of all cells to verify grout placement. Clean-outs shall be sealed after
masonry inspection-provided in accordance with ACI 531-4.6, and before
grou ting.
8. Prior to grouting, the grout space shall be clean, with no mortar projections
greater the ~", mortar droppings or other foreign material. All cells shall be in
vertical alignment, and shall solidly be filled with coarse grout as specified.
9. During placing, grout shall be consolidated with flexible cable vibrator. First
grout pour shall be stopped a minimum of 1 - 1 /2" below the top of the
middle bond beam masonry.

hinge-mounted on min. 3" diameter galvanized steel post.
(Gates and post constructed and installed per applicable building
code by licensed fence contractor).
6.) DROP PIN
1/2" dia. 18" long metal rod gate latch. Provide 3/4" dia. hole
6" into concrete for rods. In asphalt provide a 3/4" P. V.C.
sleeve, 6" long, or equal.
7.) SOIL

LANDSCAFE
SFECIFICATIONS
1. Work under these specifications SN II consist of preparation of planting
areas, furnishing and planting a II proposed new plant materia Is
specified herein and as shown on the drawings, including but not
limited to finished grading, furnishing topsoil and spreading, staking,
watering, pruning, fertilizing, mulching, and la~ing sod, and mainten-
ance and protection of plants until final acceptance b~ the OWNER.
2. The OWNER shall have the right to reject an~ and all work and
materia Is which, in hie opinion, do not meet the requiremente of' the
planting plan, details, and theee specifications.
3. No subetitutions ehall be made to the planting plan, details or these
specifications without the expressed written consent of the
LANDSCAFE ARC~ITECT.
4. The LANDSCAFE CONTRACTOR sha II contact the OWNER and the
LANDSCAFE ARCI-UTECT immediatel~ of' an~ conflicts arising during
construction or insta lIation of an~ improvements shown or implied
on the drawings and/or specifications.
5. The LANDSCAFE CONTRACTOR shall furnish and install all plants ae
shown on the drawings, as epecified, and in the quantities listed on
the plant materia Is list.
6. In the event of a variation between the plant list and the actua I
number of plants ehown on the planting plan, the planting plan
sha II contro 1.
1. All plants shall be Florida No. I or better. All plants shall be t~pical
of their epecies or variet~ and sha II have a norma I habit of erowth.
The~ sha II be sound, hea Ith~ and vigorous, well-branched and densel~
foliated when in lear. The~ shall be free of disease and insect pests,

quired inspections, grading standards, plant regulations and require-
ments for measurement, branching, and cultura I practices:t as set forth
in the Florida Department of Agriculture "Grades and Standards for
Nurser~ Flants", Farts I and II, includine an~ revisions as determined
b~ the State Flant Soard of Florida.
~. All plants sha II be hard~ under climatic conditions similiar to those
in the loca lit~ of the project.
ltZ). As per these drawings and speCifications, the "l-it." (height) of pro-
posed plant materia Ie, unless otherwise specified, ehall mean the
actua I distance as measured from the soil stress mark on the trunk
or base of the plant to the top elevation of the plant.
II. All plants shall conform to the measurements for size as specified in
the plant list. Exceptions are plants larger than specified in the plant
list ma~ be used if approved b~ the LANDSCAFE ARCl-iITECT but, use
of such plants shall not increase the contract price. If the use of
larger plants is approved, the spread of roots or ball of earth ehall
be increased in proportion to the size of the plant.
12. When plants of a sF'ecified kind or size are not available, a reason-
able substitution ma~ be made ut:;2on request in writting by the
LANDSCAFE CONTRACTOR, if approved bl:j the LANDSCAFE ARC~ITECT.
13. The LANDSCAFE CONTRACTOR sha II field verif~ the location of a II work
a.s shown on the plan and contact the LANDSCAFE ARC~ITECT
immediatel~ of an~ conflicts and adjust as per the LANDSCAFE
ARCl-iITECT's direction.
14. The LANDSCAFE CONTRACTOR shall stake all plant material locations
from the planting plan prior to installation for approval b~ the
LANDSCAFE ARCl-iITECT.
15. Locations, elevations and dimensions of existing utrlrties, structures
and othe features are shown according to the best information
available at the time of the preparation of these plans, but do not
purport to be absolutel~ correct. The LANDSCAFE CONTRACTOR shall
verif~ the locations, elevations and dimensions of all existing utilities,
structures and other features affecting his work prior to construction.
16. It shall be the LANDSCAFE CONTRACTOR IS sole responsibilit~ to notif~
"Cand~" and an~ other interested agencies or parties of his intent to
excavate and to obtain from all agencies or other interested parties
locations of a II existing utilities of ever~ kind in the areas where he
intends or plans to excavate. Such locations shall be obtained prior
to starting conetruction and shall be maintained during conetruction.

11. The LANDSCAFE CONTRACTOR sha II provide at least 48 hours notice
to the utrlit~ companies in order to permit the location of exietrng
underground utilities in advance of construction.
18. The LANDSCAFE CONTRACTOR shall field verif~ the location of all
underground utllities prior to commencement of construction.
19. All planting be areae shall be fine graded b~ the LANDSCAFE
CONTRACTOR.
2lZ>. All proposed planting areae for trees, palme, shrubs, and ground-
covers sha II be top dressed with a minimum of three (3) inches of
c~press mulch spread uniforml~ in depth over the planting beds as
delineated on the plans, unless otherwise epecified.
21. The surface of all areas to be grassed or sodded shall be prepared
for the placement of sod b~ the LANDSCAFE CONTRACTOR. The
LANDSCAFE CONTRACTOR ehall remove all debris from the areas as
shown on the plan to receive eod and la~ sod evenl~ without gaps.
All Joints sha II be staggered.
22. All other areas disturbed during construction sha II be seeded and
mulched with Argentine Bahia grass unless otherwise speCified on the
plans, details or speCifications.
23. The LANDSCAFE CONTRACTOR ehall control runoff and erosion during
construction through the use of sedIment basins, straw or ha~ loa les
as appropriate.
24. The LANDSCAFE CONTRACTOR sha II sprinkle or otherwise manua II~ appl~
water to affected construction area to control both significant wind
eroeion and fugitive dust.
25. The LANDSCAFE CONTRACTOR shall at all timee keep the premises free
from accumulation of waste materia Is or debris caused b~ his crews
durIng the performance of the work. Upon completion of the work, the
LANDSCAPE CONTRACTOR shall promptl~ remove all waste materials,
debris, unueed plant material, empt~ plant containers and all equipment
from the project eite.
26. The LANDSCAFE CONTRACTOR shall water, mulch, weed, prune, and
otherwise maintain all plants, including sod, until completion of the
CONTRACT and f'fnal acceptance b~ the OWNER. Settled plants shall be
reset to proper grade, planting saucers restored, and defective work
corrected.
21. Upon completion of the work, the LANDSCAPE CONTRACTOR shall
notif~ the OWNER and the LANDSCAFE ARCl-iITECT in writing, and re-
quest a fina I inspection. An~ items that are Judged incomplete or
unacceptable b~ the OWNER or the LANDSCAFE ARCl-iITECT sha II be
promptl~ corrected b~ the LANDSCAFE CONTRACTOR.
28. The LANDSCAFE CONTRACTOR shall guarantee all shrubs and ground-
covers for a period of one hundred twent~ (l2tZ)) calendar da~s from
the date of fina I acceptance in writing from the OWNER. At the time
of fina I acceptance, the one hundred twent~ (12tZ)) da~ guarantee period
shall commence. An~ materials shich have died during thIs period shall
be promptl~ replaced with specimens that meet the mInimum requirements
ca lied for on the drawings. The LANDSCAFE CONTRACTOR sha II not be
held responsible for death or damage resulting from lightnIng,
vanda lism, automobiles or from negligence b~ the OWNER. The OWNER
shall be reponslble for watering and otherwise maIntaining plants
during the guarantee period if a maintenance agreement is not
accepted from the LANDSCAPE CONTRACTOR.
2~. The LANDSCAFE CONTRACTOR sha II examine the soils of a II planting
areas prior to submitting bide for the suitabilit~ to sustain hea Ith~
plant growth a& called for on the planting plan, detarts, and these
specification&.
3tZ). The LANDSCAFE CONTRACTOR shall be responsIble for removing all
tree stakes and gu~ wIree from trees whIch are e&tablished at the
end of one (I) complete growing season. Trees whIch have been
replaced shall remain staksd for one (I) full growing season, and
the owner sha II be responsible for removing tree stal<.es and gu~ wires.
31. All landecape bide eha II be itemized with the amounts based on unit
prices. An~ substitutions, additons, or deletions will change the total
amount of the CONTRACT FEE based on the above mentioned unit
price criteria.
32. The LANDSCAFE CONTRACTOR ehall submit a separate proposal
for a one (I) ~ear maintenance agreement.
