Richter, Development Code Administrator ..:;W ~ J~~:r See Below 1 Certification of Final Site Plan for Clearwater Jaycees Clubhouse (PSP 86-28) January 28, 1987 The Developnent Review Committee at its meeting of August 28, 1986, approved the above described final site plan subject to the folloong conditions: Changes to be made on the plan prior to certification: 1. The Aquatic Lands Interior Zoning District shall be properly identified on the flna I site plan and land coverage calculations shall be subsequently adjusted based on the revised land area. (Has been shown on the revised plan.) 2. If a dumpster is required for this property, the location shall be identified on the plan and a note shall be provided that it will be visually screened with a 12 foot wide clear opening. (Has been shown on the plan and reviewed by Bob Perkins, Utilities, on 11-4-86.) The follCMing conditions to be noted on the plan prior to certification: 1. A prelLninary plat shall be reviewed and approved by the mc prior to certification of the final site plan and the plat shall properly identify an access easanent through the Elk I S property to serve as primary access to the Jaycees Clubhouse. (Plat has been re- viewed'~ approved by n.R.C.) 2. As required by the Cormnission, any changes affecting building location, parking, etc., that would have an impact on the Robinmod Drive residents shall be subject to City Commission approval. (Has been noted on the revised plan.) 3. All required easerrents shall be given prior to the issuance of a building pennit. (Has been noted on the revised plan.) 4. A blanket easement shall be given for ingress and egress for City vehicles. (Has been noted on the revised plan.) 5. Payment of require:i open space fees shall be made prior to certification of the final site plan. (Paid on January 26, 1987.) 6. The requisite initial building pennits shall be procured within six (6) months fran the date of certification of the final site plan and all requisite certificates of occupancy shall be procured within two (2) years from the date of issuance of the initial building pennit.
