Proposal: The request is to convert the eXlstmg one-story masonry bUlldmg located m the
southeast comer of the property mto a duplex Attached dwelhngs are a pemlItted use m the
LMDR Dlstnct as part of a FlexIble Standard Development request The applicant cannot meet the
first FlexIbIlIty Cntenon for Attached Dwellings, which states the parcel proposed for
development IS a comer lot and IS vacant on the date of adoptiOn of the Commulllty Development
Code Because the applIcant cannot meet thiS cntenon, the applIcatIOn IS bemg processed as a
Resldentlallnfill Project
The applIcant IS proposmg to renovate the eXlstmg whIte masonry block with cement plaster The
lower 1/3 of the bUlldmg IS proposed to be a hght peach color A brown bandmg will separate the

Crest Avenue wIth three UllltS and can be seen on the EXlstmg Rental PropertIes map The area IS
largely developed with smgle-famIiy homes rather than attached dwellIng UllltS
The subject bUlldmg to be converted mto a duplex, m the southeast comer of the property, has a
non-conformmg rear (east) setback at 12 feet to property lme where Code reqUires a mmlmum of
15 feet It also has a non-conformmg SIde (south) setback at SIX feet to property lme where 10 feet
IS reqUired by Code The one-story detached dwellIng m the northeast comer of the parcells non-
conformmg along the rear (east) setback at SIX feet rather than 15 feet The front of the pnmary
smgle-famlly home IS non-conformmg to the front (west) setback at 21 feet to bUIldmg rather than
