Development Code For a meetmg on December 30, 2004, the Development ReVIew Committee
(DRC) reviewed your apphcatIon for FleXible Standard Development to permit a garage addItIon
to an eXIstmg detached dwelltng, With a request for a front setback reductIon from 25 feet to 17
feet (to bUlldmg), under the proVIsIons ofSecbon 2-203
DRC staff has recommended approval of the applIcatIOn WIth the followmg bases and conditions'
Bases for Approval:
1. The proposal complIes WIth the FleXIble Standard Development cntena per Section 2-203
2 The proposal IS In complIance WIth other standards m the Code, mc1udmg the General
ApplicabIlIty Cntena per Section 3-913
3 The development IS compatible WIth the surroundmg area
I concur WIth the frndmgs of the Development ReView CommIttee and, through thIS letter,
approve your applIcatIon for FleXIble Standard Development
Pursuant to SectIOn 4-303, an applIcatIOn for a bUlldmg penmt shall be made wlthm one year of
FleXIble Standard Development approval (December 30, 2005) All reqUIred certIficates of
occupancy shall be obtamed wIthm one year of the date of Issuance of the bmldmg penmt TIme
frames do not change WIth succeSSIve owners.
