SUMMARY OF THE WORK
The work includes remodeling of an existing building in accordance with the contract
documents.
The performance of all construction under this contract shall conform to all applicable
local codes and ordinances and the Federal Occupational Safety and Health Standard.
The Contractor must exercise proper precaution to verify figures shown on the
drawings and must notify the Architect if discrepancies are found
Mechanical. Plumbing and Electrical drawings are diagrammatical. Contractor to furnish
and install all items necessary for a complete. first-class installation or that are essential
for proper operation of work indicated.
Contractor shall install Architect's project sign at location directed by the Architect.
Contractor shall pick up sign at the office of the Architect and return sign to same
location after construction. While on job site, the Architect's sign is the
responsibility of the Contractor, and shall be returned undamaged and in reusable condition.
All work on this project shall conform to the requirements of the General Conditions of the
Contract for Construction. AlA Document A201 Fourteenth Edition. 1987 and are hereby
made a part of these specifications as if bound herein and shall apply to all divisions as
though copies in each.
All moterials to be incorporated into the project shall be new. If required, the contractor
shall furnish satisfactory evidence as to kind and quality and meet all specification
standard and requirements.
The contractor shall store all materials for construction and protect from rain, pilferage
and damage. Contractor shall obtain insurance covering same.

material suppliers containing original signatures and raised notary seal.
c. Certificate of Occupancy from applicable government authorities.
d. Warranty / Guaranty certificates as called for in individual sections of the

e. Letter certifying the delivery of all keys to the owner.
f. Letter certifying that all items on the Final Punch List have been completed
or corrected.
g. List of all subcontractors including addresses and telephone numbers.
h. Maintenance Manual detailing the procedures required for proper care and
maintenance of all equipment furnished under the contract.

Maintain ot the job site one copy of all Contract Drawings and Project Manuol. Clearly
mork the Drawings as Project Record Copy: maintain in good condition, available at all
times for inspection by the Architect. Do not use for construction.
Mark up the most appropriate Document to show:
Q, Significant changes made during the construction process.
b. Significant detail not shown in the original Contract Documents.
Keep Project-Record Documents current. Do not permanently conceal any work until
the required information has been recorded.
Use red line on all documents. In marking the Drawings use the same symbols,
legends, etc. as used on ten Drawings to identify like material. piping. etc.
Submit Project Record Documents to the Architect upon completion of the Project and
prior to final payment.

SECTION 02050 - DEMOLITION AND ALTERATIONS
1. This section describes the requirements of the Demolition and Alteration work without limiting the
generality implied by the Specifications and Drawings. Contractor shall provide required labor.
materials and equipment for the work as shown. specified, and as necessory to complete the work.
Work includes but is not limited to the following principal items:
A. Demolition, cutting and patching necessary to install new work and as so otherwise
indicated.
B. Salvage of materials for reuse in the project as required.
C. General Construction: Contractor shall demolish, relocate, remove, cut, patch, add to and
finish work. and other General Construction necessary to complete the work.
D. HVAC Work: Contractor shall properly disconnect, terminate, demolish, alter. relocate.
remove. replace, add to and finish HVAC work required to complete the work. Contractor
shall furnish and install new HVAC equipment, piping, valves, controls, etc.. as indicated
and required.
E. Plumbing work: Contractor shall properly disconnect, terminote demolish, alter, relocate.
remove, replace, add to and finish electric work as indicated and required to complete the
work. Contractor shall furnish and install new fixtures, piping, valves, controls, etc.. as
indicated and required.
F. Electric work: Contractor shall properly disconnect. terminate, demolish, alter. relocate.
remove. replace. add to and finish electric work as indicated and required to complete the
work. Contractor shall furnish and instoll new fixtures. wiring. panels, switches, etc., as
indicated and required.
2. Material for each trade or specialty involved in demolition and alterations shall be furnished and
installed as specified in respective specification sections. Match existing materials and installation
where moterials and installation are required but not specified.
3. Structural and other conditions shall be verified with Architect before proceeding with demolition &
alteration work. Inspect structures prior to start of work and notify the Architect in writing of any
conditions detrimental to the execution of the work. Photograph existing damage, which could be
misconstrued as damage resulting from the work of this contract. State location and date of
photograph and file with the Architect prior to starting the work.
4. Cleaning: Contractor shall perform daily cleaning of alteration areas. Alteration areas shall be left
broom clean at the end of each working day.
5. Protection of existing flooring and other finishes to remain: Contractor shall provide protective
covering for existing finished surfaces to remain and shall repair such finishes damaged by work of
this contract as approved by the Architect and at not additional cost to the Owner.
6. Contractor shall legally dispose of, off the project site. all materials removed that will not be reused
in the project of indicated to be returned to Owner.
7. Contractor shall cover and protect Owner's furniture, equipment, etc., in rooms where such items will
remain during Contractor's working hours.
8. Protect and safeguard from damage all existing structural systems. equipment and finishes that will
remain. Contractor shall be responsible for any damage caused by his forces or his subcontractors.
9. Alteration work areas shall be finished so that there will be no visible signs of potching. Patching
shall match existing adjacent work in structure and finish unless otherwise indicated.
10. Where unanticipoted mechanical, electrical or structural elements. which conflict with the intended
function of the design. are encountered. Contractor shall investigate and measure the nature and
extent of the conflict. Report this to the Architect in written, accurate detail, and pending receipt of
his decision. rearrange construction schedule as necessary to continue overall job progress without
delay.

Reinforcing steel shall be steel conforming to ASTM A615. Grade 60.

accordance with ASTM C 94

UNIT MASONRY
Provide manufacturers standard units with nominal face dimensions
of 16" long x 8" high x 8" wide. Provide other sizes as indicated on
drawings. Units to be normal weight aggregate hollow load bearing
units complying with ASTM C 90 Grade N-1.
Provide special shopes as shown and as required for lintels, jambs,
control joints, headers and other conditions.
Provide masonry cement as per ASTM C 91, hydrated lime as per
ASTM C 207, Type S, sand as per ASTM C 144, aggregate for
grout as per ASTM C 404.
Use type M mortar for masonry below grade and in contact with
earth. Use type S mortar for exterior and interior above grade
load bearing and non-Ioadbearing walls.
Provide horizontal joint reinforcin9 at 16" on center. reinforcing to be
truss design with single pair of Side rods. Lap reinforcing a minimum
of 6".
Anchors and ties, where required, sholl be 2-piece anchor type.
Provide manufacturers standard anchors and ties as required.
Anchor bolts to be steel with hex nuts and flat washers complying
with ASTM A 307 Grade A hot-dip galvanized. Sizes as shown on
drawings.
Reinforcing bars to be Grade 60 deformed steel complying with
ASTM A 615.
Precast lintels shall be cast of 5,000 psi concrete and reinforced per
applicable codes and loading requirements. Provide 8" minimum
bearin~ at ends.
Maintain 3/8" mortar joints, cut joints flush for masonry walls to be
concealed or covered by other materials. Tool exposed joints slightly
concave.
Provide concealed flashings in masonry work at or obove all shelf
angles, lintels, ledges etc. Seal flashing penetrations with mastic
before covering with mortar. Extend flashings full length of lintels and
shelf angles and a minimum of 4" into masonry at each end.

Provide C shaped cold-formed metal studs as manufactured by Inryco, Bostwick,
U.S. Gypsum or equal. Provide manufacturer's recommended size, gage and type for
height and spacing, condition and application shown on the drawings.

Install work plumb, level. true and straight with no distortions. Shim as

GYPSUM DRYWALL
Gypsum wallboard products:
a. Standard gypsum wallboard shall be 480 wide with tapered edges, 23/64" thick
and shall conform to ASTM C-36
Water resistant gypsum wallboard shall be self-furring 48" wide sheets. 23/64"
thick and conform to ASTM C-36.
Products and metal accessories:
a. Corner beads and casing beads shall be standard galvanized steel section and
manufactured for use with drywall construction.
b. Nails shall be annular ring nods conforming to AS1M C-380,
d. Screws shall be self-drilling, corrosion resistant screws with phillip heads.
3. Drywall installation:
a. The gypsum wallboard shall be installed by an approved. experienced drywall
applicator normally engaged in this trade.
Water resistant gypsum wallboard shall be applied to walls in toilet rooms
Gypsum wallboard of maximum practical length shall be used so that an
absolute minimum number of end joints occur. Boards shall be brought into
contact with each other but shall not be forced into place. Gypsum board joints
at openings shall be located so that no end joint will align with edges of
openings. All end joints shall be staggered.
Apply gypsum board with the length at right angles to the supporting members.
Center abutting ends or edges over supports.
Fasteners shall be spaced not less than 3/8" from ends and edges of
wallboard. Wallboard shall be held in firm contact with support slightly below the
surface of the wallboard with care being taken while fasteners are being placed.
Heads shall be dimpled to break the parer face.
Apply gypsum board with fasteners spaced 12" on center in the field and 8" on
center along vertical edges.
All joints. internal angles. dimpled corners and edges shall be reinforced and
finished using the 3-coat system. Allow 24 hours for drying time between
applications of cement. Sand the cement after each coat is dry to a smooth
surface effectively concealing the joints or fasteners.
Joint treatment products shall be fiber reinforced tape and ready mixed joint
compound and toppings compound as recommended by the gypsum board
manufacturer.
Corner beads shall be applied to all external corners. Casing beads shall be
applied around all wall or ceiling openings.
All materials shall be delivered to the job site in unbroken manufacturer's
containers and shall be properly stored and protected from the elements until
use.
SECTION 09311 - CERAMIC TILE
1. Ceramic tile flooring shall be as specified on the drawings.
2. Installation shall be thin set with dry-set mortar or latex additive Portlond cement mortar in
accordance with the manufacturer's recommendations and ANSI standard A 118/a 18.4
Tile shall be installed continuous with properly aligned joints in all directions. Finish surface
shall be true and level.
Upon completion of grouting with latex-portland cement grout, tire shall be cleaned and
protected as recommended by tile manufacturer.

1. Vinyl composition floor tile shall be provided as shown on the drawings.
2. Install tiles and accessories after other finishing operations. including painting, have been

3. Provide installation accessories as recommended by the tile manufacturer for conditions
encountered on the job site.
4. Comply' with manufacturer's installation specifications to prepare substrates indicated to
receive tile. Use trowelable leveling and patching compounds per tile manufacturer's
directions to fill cracks, holes and depressioins in substrates.
5. Remove coatings, including curing compounds, and other substances that are incompatible
with floorin9 adhesives and that contain soap, wax, oil or silicone, by' using a terrazzo or
concrete grinder, a drum sander, or a polishing machine equipped With a heavy-duty wire
brush.
6. Broom or vacuum clean substrates to be covered by tiles immediately before tile installation.
Following cleaning, examine substrates for moisture. alkaline salts, carbonation or dust.
7. . Layout tiles from center marks established with principal walls, discounting minor offsets, so
td.es at opposite edges of room are of equal width. Adjust as necessary to avoid using cut
WIdths at perimeter that equal less than one-half of a tile. Install tile square with room axis,

Application of paint:
a. Paint shall be applied in the number of coats specified and at the minimum
square foot coverage stated in the paint manufacturer's printed
specifications. if not indicated, then of not less than 5.0 mils for the entire
coating system if of three coat work or not less than as required to cover to
the satisfaction of the project field representative. Additional coats shall be
applied at the contractor's expense until approval is obtained.
b. Paint shall not be applied when the temperature falls below 45 degrees f or
in damp, rainy weather.

HEATING, VENTILATION AND AIR CONDITIONING
HVAC Contractor shall install equipment, diffusers, ductwork for a complete and
operable Air Conditioning system to provide Heating, Cooling and ventilation
comfort in accordance with Ashrae Standards. Contractor to provide all ductwork.
thermostat wiring, electrical hookup etc. to provide a fully operotional system.
Drawings are diagrammatic. Do not scale the drawings for the exact location of
equipment, piping, ductwork, etc.
These drawings are not intended to show every minor detail. The Contractor shall
furnish and install all items required for a complete, acceptable working installation.
All work shall be performed by a licensed Contractor, in a First-Class workmanlike
manner. The completed system shall be fully operative and acceptance by Owner

All elbows must be furnished with approved turning vanes.
Branch takeoffs must be provided with approved, adjustable. accessible air

at return grille. Contractors shall furnish one (1) spare set to Owner.
Furnish and install all temperature controls under this contract, including humidity
