A. CALL TO ORDER, INVOCATION, PLEDGE OF ALLEGIANCE
The Chair called the meeting to order at 1:00 p.m. at the Main Library followed by the
Pledge of Allegiance.
To provide continuity for research, items are in agenda order although not
necessarily discussed in that order.

Member Behar moved to approve the minutes of the March 16, 2021 Community
Development Board meeting as submitted in written summation. The motion was duly
seconded and carried unanimously.

1202.G., and Beach by Design).

Request: The Community Development Board is reviewing a 61-unit attached
dwelling use including a minimum of 15 affordable units in the High Density
Residential (HDR) District for the property located at 1520 Jeffords Street. The
proposal utilizes the existing 72-foot-tall building, and requests allowable
flexibility regarding use, density, height setbacks, parking and landscaping
(Community Development Code Sections 2-5045, 3-920 and 3-1202.G).

requirements (Community Development Code Section 2-704.M. and Section 3-
1202.G).

(54,618 sf) is located approximately 123 feet west of the South Bayview Avenue
and Gulf to Bay Boulevard intersection.
Request: The Community Development Board is reviewing a 994 square foot
pier (from the Mean High Water Line) in the US 19 District for the property
located at 2991 Gulf -to -Bay Boulevard. The project is 219 feet in length, and
requests allowable flexibility for square footage of a commercial dock/pier greater
than 500 square -feet in deck area (Community Development Code Sections 3-
601.C.3).

Member Behar moved to approve Cases FLD2020-12028, FLD2020-10023, FLD2020-
10021, and FLD2020-12026, on today's Consent Agenda based on evidence in the
record, including the application and the Staff Report, and here by adopt the Findings of
Fact and Conclusions of Law stated in the Staff Report, with conditions of approval as
listed. The motion was duly seconded and carried unanimously.
F. DIRECTOR'S ITEMS:
In response to a question, Attorney for the Board Jay Daigneault said it was appropriate
for Board Members to contact staff with questions.
