It had been my understandmg that the issues raised by Mr S CraIg Miller and fully
addressed m my letter to him dated Apnl 21, 1997, covered all of the concerns expressed
by the management ofBayview Gardens and parent organization Morton Plant Mease I
am, however, pleased to respond to your additional requests in the spirit of being a good
neighbor
Your concerns With high nOise levels that could result from our marine service operations
have been addressed m both our planning and in the SpecIal Use Permit process A
condition for approval to which we had previously agreed is that all services shall be
performed indoors Addttlonal1y, we have developed equipment and procedures that will
minimize noise that results from the operation of marine engines m our facility It is not
our intent to even start large 2-cycle outboards that are the major offenders On the
subject of noise, we are concerned with the high level enutted by the Bayview Gardens air
conditioning units located adjacent to our site
Q Lube Marine Services agrees to your request to maintain landscape buffering on the
south side of the site Our desire is to not remove any existing trees and fohage on that
perimeter, but should It become necessary, replacement landscaping will be proVided
Please note on the site plan that there already exists an intent to add addItional trees to
supplement what presently exists on the south side.
The third issue you raised was operating hours Although this is a pilot operation at which
we will be market testing the various elements of our business plan, including differing
hours/days of operation, earlier research indicated that Monday to Saturday, 8 00 AM to
600 PM will meet customer needs u: however, it is determined that our marine service
customers require additional hours, the extreme limits would be a seven day operatIon,
7 00 AM to 7 00 PM The marketplace will be the ultimate determinant

questlons he had on the copy of the site plan he had been provided,

I have reviewed h1s concerns, and they are incorporated in my
comments and requests set forth here~n. Speclf~cally, our cllent
