The Development Review Comm1ttee at its meeting of December 23, 1987
approved the above described final site plan as prov1ded for in the
settlement stipulation, C1rcu1t Civil No. 78-4765-7, subject to the
following cond1tions:
. The s1te plan should denote those areas where landscaping 1S requ1red
and where 1t is to be prov1ded. (The f1nal landscap1ng plan 1S subject
to approval by Env1ronmental Management D1v1s1on.)
. The s1te plan should note the part1culars of development to show
compl1ance w1th the terms of the settlement st1pulat1on. (The plan
comp11es w1th the court's final Judgement.)
. All appl1cable 1mpact fees must be paid for th1s parcel as requ1red by
Code, part1cularly open space and recreat10n fees are to be pa1d at he
t1me of the 1ssuance of the bU1ld1ng permit.
. The retentIon area should be rev1ewed w1th the Env1ronmental Staff and
the f1nal design agreed to by the Publ1C Works Department. (Subject to
approval by the Publ1c Works Department pr10r to the lS5uance of a
bUl1d1ng perm1t.)
. The appl1cant shall prov1de a copy of the ULI park1ng standards to the
Traff1c Eng1neer1ng Department 1n order that comp11ance of the

1. A 10 foot drainage and utility easement must be dedicated to the City of
Clearwater for the existing 24 inch RCP storm pipe outfall along the
north property line and must be shown on the plat for recording. (Shown \
on Preliminary Plat).
2. The plat must be recorded within 6 months of the date of certification of
the preliminary plat.

The Development Review Committee at its meeting of June 23, 1988 approved the
above described final site plan subject to the following conditions I
1. SWFWMD permit must be approved prior to issuance of building permit~,
2. The required open space and recreation fees for each Phase of the project
must be paid prior to issuance of the building permit for each Phase.
3. The entrance area of the south driveway must be redesigned in
consideration of location of traffic islands and ramp design to the
parking deck and approved by the Traffic Engineer prior to certIfication
of the final site plan. (The Traffic Engineer requires an entry gate to ~
be installed at the lower level for the south parking area.)
4. The water distribution system must be shown on the final site plan for
certification. (The Utilities Department finds the revised plan to be
acceptable.)
5. The fire protection system must be redesigned as required by the
Utilities Department ana the Fire Marshal. (The Fire Marshal finds the
revised plan to be acceptable.)
6. Ingress(egress easement and 10' utility easement must be provided over
the water mains up to and including meters and hydrants prior to issuance
of a building permit.
7. The dumpster locations must be shown on the final site plan or provisions
for trash pickup. Locations or provisions are subject to the approval of
the Sanitation Division. Any dumpsters must be visually screenea with a
12' wide clear opening. (The Utilities Department finds the revised plan
to be acceptable.) )
8. The site plan must denote those areas where landscaping is required and
where it is to be provided. (The Urban Forester finds the revised plan to
be acceptable.) ">
9. In accordance with the terms of the Settlement Stipulation, completion of
this project stRll occur no later than October 16, 2006.)
