1. Is the proposed conditional use in conflict with any section of the City or Oearwater
Land Development Code (Section 41.033(2));
The subject property IS a small commercially zoned parcel of land WIth an eXlstmg buddmg
whIch IS currently being utIlized as an applIance repair busmess There IS currently no space
avatlable at this site for additionallandscapmg The proVISion of an opaque wooden fence to
enclose the outdoor storage area wdl adequately buffer the surrounding u~es from the proposed
use
The proposed use appears to comply with all other applIcable Sections of the Land Development
Code
2. Is the proposed use in compliance with the applicable conditional use general and
supplementary standards or approval (Section 41.033(3));
Section 41 053(22) Indicates that any proposed outdoor use shaH not adversely affect the
commuruty appearance obJectives of the City In a recent Visit to the Site, Staff observed that
items were currently bemg stored along the west side of the budding and were viSible from
Highland Avenue In order to comply Wlth the requirements of Section 41 053(22), outdoor
storage Items at this site should not be VISIble for HIghland Avenue The ,!pplicant has an existing
wood fence enclosmg the eastern portion of this property Accordmgly, any items stored within
tlus area are not VISible to surroundmg properties or HIghland Avenue All outdoor storage Items
would be reqUired to be mamtatned withIn tlus fenced in area m order to CA?mply, Wlth Section

are buffered from surroundmg properties by a fence
The proposed use, outdoor storage, IS not anticipated to result In an Increased demand on pubhc
