Sec.43.24, Beautification Plot Plan, Sec. 131.221 and Land

protected trees-4 inches DBH and greater eXlstlng on slte. The plan
also needs to shade, cross hatch or otherwise delineate the areas
that are calculated to meet the m1n1mum 6% landscape requ1red for
interior landscap1ng.
Prlor to certlflcatlon, the flnal site plan needs to be revlsed to
conform with the City's Storm Dralnage policy, ie. 3:1 sodded slde
slopes for dry detent10n systems or 4:1 sodded sides slopes down to

We have reviewed the trip generation potential for the eXlsting
and proposed uses for the approximately 2.0 acre site located ln
the southwest quadrant of the lntersectlon of US 19 and Enterprise
Road.
Currently, the site is occupied by an approximate 10,458 square
foot buildlng WhlCh has been utilized as a Darrell's Restaurant.
Based on the ITE 4th Editlon Trlp Generation Manual, thlS type of
restaurant would attract approximately 2,101 trlp ends per day
with 200 trip ends during the AM peak hour and 208 during the PM
peak hour.
The proposed use of the site is for an approxLmate 12,200 square
foot offlce buildlng and approximately 8,200 square feet of
cow~erclal area. Again, based on the ITE 4th Edition Trip
Generation Manual, the proposed land uses would attract
approximately 617 trip ends per day with 159 trlp ends durlng the
AM peak hour and 141 trlp ends durlng the PM peak hour.
Therefore, proposed uses would signlflcantly reduce the number of
trip ends attracted to thlS slte on a dally basis and also during
the AM and PM peak hours as shown in Table 1.

Prior to certification, the dumpster location must be revised
as required by Utilities.

visually screened. Provide gates with a minimum of 12' clear
opening to the front for acceSS by Sanitation trucks.

Prior to certification a copy of the application to SWFWMD is
to be provided to the public Works Department.
Prior to the issuance of 8 building permit, a copy of the
approved SWFWMD application is to be provided to the public
works Department.
Signs and fencing/walls are subject to separate review and
permitting processes.
Requisite initial building permit must be procured within six
months [rom date of certification of amended site plan and all
requisite certificates of occupancy must be obtained within
three years of the date of certification of the amended site
plan.
