The Land Development Code perrmts a DllDor dlvlSton of platted land to be approved adnnrustrahvely by the City
Manager provided the ProvlStons of See. 133 030 of the Land Development Code are met In thIs case, the
apphcant wishes to split two plated lots to enable the eXIstmg two houses to be on separate parcels Presently the
lot hoe between lots 11 & 12 passes through both houses In order to spht the lots, It was necessary to obtam a
vanance to the Width for a smgle-famtly lot m an RM-12 dlstnct of 6 45 ft to pernut a corner lot 63 55 ft rather
than the rmmmum corner lot Width of 70 ft Thts vanance was granted by the Development Code Adjustment Board
on July 23, 1992 With this vanance, the two parcels whIch would be created by the proposed dmslOn of lots 11
& 12 meet the requirements for lots ill an RM-12 dlstnct, and the proposed lot diVISion IS 10 accordance with the
reqUirements of See 133 030 However, the structures (houses) on the lots are nonconformmg ill that they do not
meet the rmmmum setback reqwrement of 25 ft from a street
The members of the Development ReView Comnuttee have reviewed the request, and have no objection to the
proposed lot split
