Section 4606(2) ot the Clearwater Land Development Code allows City Manager approval
ot minor SUbdivIsion plat adjustments without the need to replat , providing that the
provIsions ot the cIted code, sectIons 4606(2) (a) and 46 06(b) are met
In the case presented herein, the applicant wishes to combine the tour lots, Lots 6,7,8 & 9
ot Block 'F', Revised Plat of Navajo Park, Into two new lots to allow constructIon ot two
residences
The proposed combination of the tour subject lots clearly meets conditions 46 06 (b) 2-6 ot
the Land Development Code (attached) ConditIOn 1 IS generally met In that not more than
two new tracts or lots are affected although four previously platted lots are affected
Condition 7 can be Interpreted as being met In that the eXisting non-conformity ot the tour
lots with regard to corner lot width would be reduced 10 feet In this zone, RS 8, corner
lots are required to be 70 feet wIde without a variance Presently, the corner lot IS 50 teet
wIde With the Increase In the width of the corner lot to 60 feet tram 50 teet, the non-
conformity would be reduced to 10 feet Thus, no non-conformmg SituatIon would be
created and a present non-conformity would be reduced
Additionally, It IS highly deSirable that the development of the area In question be allowed
Four generally undevelopable lots would be replaced by two that could support
construction ot affordable hOUSing
In accordance wIth the above and based on the legal department reView, I recommend
and request your approval of thiS minor plat subdivIsion action as presented

engmeer for determmatIon that all reqUISIte ease-
ments are properly delmeated on the plat, all
streets are properly named WIthout duphcatlOn,
and the plat comports WIth other engineenng prac-
tices of the city
(2) Lot du.nswns Millor subdlVlslOn plat adJust~
ments may be approved by the City manager WIth-
out the reqUIrement to replat It IS the objectIve of
tills prOVISIon to enable a SImplIfied administra-
tive process whereby owners of prevIOusly platted
property may further dIVIde such property accord-
mg to the followmg process WIthout filing an
amended plat
(a) The cIty manager IS hereby authonzed to
