you for today's bnefing, but I can assure.(several resIdents of Ram tree VIllage WIll attend
the heanng at 9 a m February lIon the proposed use of the lot next to our East Side, for
a car wash
You mdIcated that It would be perfectly legal to mstall a car wash at the proposed
location -- west of Walgreens drugstore and east of our complex But what about the
property nghts of folks hvmg m the llO-umt retIrement yomplex known as Ramtree
VIllage? If the resIdents of the East SIde of our complex are to look out then rear
wmdows at a car wash (not to mention the fumes and nmse) thiS Will senously deplete
then property values
Clearly there 1S a clash of nghts m the proposed mstallatlon of a car wash dnectly
adjacent to our complex We hope the CIty of Clearwater wIll give due weIght to our
concerns as taxpayers and as resIdents of a retuernent commumty Once our nghts are
destroyed -- by mstallIng a car wash next to our East SIde units -- they cannot be
restored I

be affected, I should have thought that the Department would have been mterested m our VIews

With the exceptIOn of the Walgreen store, our entIre block IS residentIal The other Side of the street
IS also reSidential WIth the exception of a store at the comer of Hercules Nothmg should be mserted
mto the commumty wluch WIll do damage to that character, legal or not Ifwe must have a car wash
rather than, say, a doctor's office, the way III which It IS planned IS Important

3 How Will traffic be controlled? We have had the dangerous sltuatton with respect to Walgreen's
that people turn left mto Sunset Pomt Rd agalllst traffic m order to reach the break m the medIan
diVider, thus almost causmg head-on Collisions Wdl there be a nght-turn only SIgn at the eXIt of the
car-wash? Or wIll a dangerous SItuation result from people trymg to make a V-turn 10 the short space
between the eXIt and Belcher?
As to the phySical arrangements wluch might affect Ramtree Village
4 Will our water supply be affected? We already have low pressure III some uruts at some tImes
5 Wtll IIghtmg be such as to give problems (The Ramtree uruts bordenng the lot In question have
theIr bedrooms on the car-wash side) It can be rumous to have floodlIghts slumng Into one's sleep 109

6 Drainage IS always a potentIal problem What assurance do we have that ours will not be affected?
7 What I have heard about the proposed dumpster site IS that It will be close to our Village I urge
that that be aVOided and that a site be provided as far away from us as possIble
8 Even the color of the budding could be of concern to us There are garish colors which would
adversely affect our property values
We have questions concerning proposed locatIons
9 Smce the proposed bwldmg IS a hIgh one runmng for qUIte some dIstance adjacent to our property,
Will It be far enough from our property hne to allow plenty of hght and air for the uruts on that SIde
of the VIllage? Will our residents find themselves lIke tenement dwellers facmg a blank, Impnsonmg
wall?
10 We have a double fence We formerly had a wooden fence When It needed replacmg we put a
cham-Imk fence mSIde It and supported the old fence on It as a temporary measure I understand that
a new wooden fence IS proposed Where wIll It be? We should not be left With an maccesIble, weedy
area between two wooden fences (or between a wooden fence and our cham-hnk fence) The best
solutIOn would be to remove our wooden fence and replace It m the same location WIth the new fence
1] A hedge or other vegetatIve barner, perhaps even mcludmg carefully selected trees-trees or shrubs
whIch would block out the blank wall but not cause the vanety of root, branch, and leaf problems that
some trees mvolve-would be deSlfable
12 What sort of a record does the company makmg the proposal have? Does It keep up neat, clean,
orderly properties elsewhere?
These are among the concerns that residents of Ramtree VIllage may be expected to have In tlus
letter I am speakmg for myself, though I am a member of the board of dIrectors of Rain tree Village
Most of the above concerns have prevlOusly been vOIced to you by Mrs McGmms, but I and others
share them Ramtree VIllage has 1 ] 0 uruts and perhaps half agam as many residents That does not
mclude our nelghbonng commumtIes That IS a lot of people and property to JeopardIze by an 111-
conSIdered approval, especially one With carle blanche I doubt that a SimIlar number wIll be
comparably benefitted I hope that more than legalIty Will be conSidered before approval IS granted
