In revlewmg thIS applIcation for a conditional use pemut to allow vetennary offices m the Office Planned
Development Zonmg Dlstnct, the Planrung and Zonmg Board shall consIder the followmg analysis and
make the followmg detemunatlons
1. Is the proposed conditional use in conflict with any section of the City of Oearwater
Land Development Code (Section 41.033(2));
The Site plan for this newly developed site was certIfied on June 11, 1997 The City's Landscape
ArchItect has reViewed tlus site and detemuned the eXlsting landscapmg complies With the current
Land Development Code The landscape plan for tlus development was approved on January 22,
1998
The proposed use appears to comply with all other appl~cable SectIons of th~ Land Development
Code -
2. Is the proposed use in compliance with the applicable conditional use general and
supplementary standards of approval (Section 41.033(3));
Section 41 053(35)(a) indicates that all vetennary actiVIties mu;t be conducted witlun air
conditIOned bulldings with no outdoor cages, runs, or other outdoor facIlities unless it IS
determmed by the Planning and Zoning Board that such uses-wllf not adversely affect surroundmg
propertIes The applicant has indicated that there will be no;outdoor facilities associated with the
proposed use Accordingly, the: proposed use complies with tlus requireme'nl"\ .

surrounded by the LImIted Office Zonmg Dlstnct to the north, west, and south The ReSidential
Smgle Fal1llly 8 Zomng Dlstnct IS located to the east A veterinary office IS compatible with the
surroundmg office uses as well as the reSidential uses m the area Additionally, the applicant has
mdlcated that the proposed hours of operation are from 9 OOam untd 5 OOpm, three days per
week Surroundmg properties are pnmanly office uses wluch have hours that are compatible with
the proposed use
The proposed vetennary office will utilIze eXlstmg water and sewer cOMections and IS not
antICipate to Significantly Impact available capaCIty m this area The traffic generated by the
proposed use IS simIlar In type and volume to the surroundmg office uses Addltlonally, tlus IS a
new office complex and many of the umts are currently vacant At thIs time the level of traffic
generation IS not an Issue Traffic generation should contmue to be evaluated as additional
tenants are added to this Site
6. Is the proposed use consistent with the land use plan (Section 41.033(1));
The subject property has a land use deSignation of Residential Office General (ROG) A
