It is critical to note that the uses proposed for this annexation are recognized ill the County Wide
rules. By thts it is meant that institutIonal uses and residentIal uses can comcIde, by not only the
existmg land use pattern, but also by the fact that the County wide rules allow resIdential uses ill
the INS category.
Support for this annexation IS also eVidenced by the zoning staffs approval recommendation from
the last submittal. ThIs application submittal decreases the size of the proposed use, provides
substantial buffenng and screening and shielding and has been a working exercise With the
concerned neighbors The result of that work is the Developer's Agreement and associated SIte
plan that offer significant safeguards and instItutes a variety of site planning elements that address
issues and concerns raised by the neighbors
The Land Use change proposed for the annexation is not significantly different than what IS
present at the parcel now, and also the adJoming Land Use category's and the pattern of Land Use
categories that run along McMullen-Boothe Road. lbis proposal is just an extension of that
pattern. It is also a reflection of the location of the parcel on McMullen-Boothe road, a very highly
dense and high volume arterial roadway. The proposed project mirrors the locale along the higher
impacting roadway frontage, and the requested Institutional category, and then reducing the
category to the rear. Finally, you will fid that the larger parcels along the corridor front along
McMullenMBoothe.
