CIty It IS proposed that the property be assIgned a Future Land Use Plan deSIgnatIOn of

The applIcant receIves water service from the City of Clearwater. The property IS currently on
septIc and If approved sanItary sewer sefV1ce WIll be provIded by the CIty of Clearwater and the
City has adequate capacIty to serve thiS property The closest sanItary sewer hne IS located III an
easement along the north SIde of the parcel. The apphcant has not paid the CIty'S sewer Impact
and assessment fees and IS aware of the addItIOnal costs to extend City sewer servIce to thIS
property

CollectlOn of sohd waste wIll be provIded by the City of Clearwater The CIty has an Illterlocal
agreement WIth Pmellas County to provIde for the dISpOSal of sohd waste at the County's
Resource Recovery Plant and capaClty IS avaIlable to serve the property
PolIce
The property IS located WIthm PolIce Distnct II and service WIll be admmIstered through the
dlstnct headquarters located at 645 PIerce Street There are currently 65 patrol officers and mne
patrol sergeants assIgned to thIS dIStnct CommunIty polIcmg ServIce WIll be proVided through
the City'S zone system and officers III the field The Pohce Department has stated that It WIll be
able to serve thIS property and the proposed annexatIon Will not adversely affect pohce service
and response time

ANNEXING CERTAIN REAL PROPERTY LOCATED 260 FEET
WEST OF STOCKTON DRIVE, CONSISTING OF LOT 8, BLOCK
A, STEVENSON'S HEIGHTS, WHOSE POST OFFICE ADDRESS
IS 1212 CLAIRE DRIVE, INTO THE CORPORATE LIMITS OF
THE CITY, AND REDEFINING THE BOUNDARY LINES OF THE
CITY TO INCLUDE SAID ADDITION, PROVIDING AN EFFECTIVE
DATE
WHEREAS, the owner of the real property described herein and depicted on the map
attached hereto as Exhibit A has petitioned the City of Clearwater to annex the property Into the
City pursuant to Section 171 044, Flonda Statutes, and the City has complied with all applicable
requirements of Flonda law In connection with this ordinance, now, therefore,
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
CLEARWATER, FLORIDA
Section 1 The followlng-descnbed property IS hereby annexed Into the City of Clearwater
and the boundary lines of the City are redefined accordingly
Lot 8, Block A, Stevenson's Heights, according to the plat thereof, recorded In Plat
Book 34, Page 13, Public Records of Plnellas County, Flonda
(ANX2006-0 1 001)
Section 2 The provIsions of thIs ordinance are found and determIned to be consistent
with the City of Clearwater Comprehensive Plan The City Council hereby accepts the dedication
of all easements, parks, nghts-of-way and other dedications to the publiC, which have heretofore
been made by plat, deed or user within the annexed property The City Engineer, the City Clerk
and the Planning Director are directed to Include and show the property descnbed herein upon the
officIal maps and records of the City
Section 3 This ordinance shall take effect Immediately upon adoption The City Clerk
shall file certified copies of this ordinance, including the map attached hereto, with the Clerk of the
CIrCUit Court and wIth the County Administrator of Plnellas County, Flonda, within 7 days after
adoption, and shall file a certified copy wIth the Florida. Department of State within 30 days after
adoption

Mass Appraisal is the systematic appraisal of groups of properties as of a given date using
standardized procedures and statistical testing. Its purpose is to provide an equitable and efficient
appraisal of all property in a jurisdiction for ad-valorem tax purposes.
We recognize that there is a reasonable range of values within which a property can sell. Our
Mass Appraisal Market Value tends toward the lower end ofthe range. Recent upgrades or
remodeling efforts completed by a seller in order to prepare a property for sale, especially those
on the interior of a building, are often not reflected in our Comparable Sales Value.
Finally, our values are historical and are developed using arms length sales from the three years
prior to January t. For this reason, our values are generally lower than what a seller will ask for a
property in today's appreciating market.
