The followmg uses are penmtted In the P-l dlStnct
(1) Offices for profeSSIonal servIces such as physIcIans, attorneys, accountants, engmeers, archItects,
real estate, stockbrokers or other sImIlar servICe or any other type of office where the sefYlce of
the office does not Involve the transfer of a commerCial product at the office SIte The mCIdental
dlspensmg ofmedlcmes or medical supphes IS permItted from a doctor's office or chmc
(2) MedIcal clImcs provldcd they can be carrIed on m a manner compatible With the defimtton of
thIS dlstnct
(3) Vctennanan's office whIch proVIdes outpattent vetennary care WIth no boardmg faclhttes except
as may be reqUIred for treatment of SIck or mJured household pets and when enttrely enclosed
wIthm a bUlldmg
(4) Research centers and laboratory
(5) StudIOS for an artIst, photographer, sculptor, mUSICian or SimIlar acttvItIes for the purpose of
teachmg or artIstIc mstructIon only
(6) Lunch stands or snack bars WIthIn and accessory to an office bUlldmg to serve the bUlldmg's
users

P-l dlstnct are as follows

( c) MaXimum area of lot coverage In the P-1 dIStnct, the maXImum area of lot coverage allowed by
all structures IS expressed 10 tenns offioor area ratIo (FAR) and shall be 40 of the lot or parcel To
detenmne the maxImum floor area of a structure, multiply the appropnate FAR by the gross lot area FAR IS
exclUSive of covered parkmg and open court spaces The ImpervIOUS surface ratIo (ISR) shall not exceed 75
(d) Setback reqUlrements (see also section 138-1281) In the P-1 dlstnct, the followmg mmImum
setbacks shall be reqUIred
