29, 1957 as Instrument #360922A, in O. R. Book 80 page 598, in the
office of the Clerk of the Circuit Court in and for Pine lIas County,
Florida, which read as follows:
"These restrictions and limitations are to be regarded as covenants
running with the land, regardless of whether or not they are spec~fi-
cally mentioned in any deeds of conveyances subsequently executed.
1. All lots shall be zoned for single family residential pur-
poses only, and each dwelling shall contain not less than 900 square
feet of livable ground floor area, exclusive of porches, garages,
breezeways, and carports.
2. No portion or fraction of a lot may be used except as an
addition to an adjoining lot.
3. All buildings Ahall be of new constructionl and no asphalt
rolled roof or corrugated metal roof shall be perm~tted, nor shall
any walls be constructed of corrugated iron or other metals.
4. No dwelling shall be erected, which has a flat roof on the
main portion of the building, except by approval of plans and speci-
fications by the owners, although flat roofs on porches, Florida
rooms, carports or garages will be permitted.
5. No dwelling shall be oc cupied befo re the c omp1etion of the
con struction including final painting.
6. No part of any bUIldIng shall be erected nearer than 25 ft.
to the front lot line or 7t ft. to side lot lines, nor closer than
15 ft. to the regr lot line, side street building lines on corner
lot, shall be not less than 20 ft.to the side street line.
7. Utility and drainage easements as shown on recorded plat are
granted.
$. No animals, poultry, or other livestock shall be raised but
this shall not prohlbit the keeping of household pets.
9. No advertislng signs, except for sale or, for rent, shall be
permitted except upon the written approval of the developers, their
heirs or assigns, and any such signs shall be removed on demand.
10. No structure of any kind or house trailer shall be moved on-
to any part of the above property or used as a residence temporarily
or permanently.
11. No structure shall be erected prior to construction of the
main dwelling. ,
12. Where detached garages are built, such garage shall conform
in architecture and material to the main dwelling, and one side line
of main dwelling shall be a minimum of 12 ft. from the side lot line
to permit driveway to garage.
13. No equipment or materials ordinarily used in construction
shall be stored or permitted to remain on any lot except equipment
and material stored and in use while construction is in progress.

THE CITY, AND REDEFINING THE BOUNDARY LINES OF THE

WHEREAS, the owner of the real property descnbed hereIn and depicted on the map
attached hereto as Exhibit A has petitIoned the City of Clearwater to annex the property Into the
City pursuant to Section 171 044, Flonda Statutes, and the City has complied With all applicable
