The proposed landscape plan will enhance the surroundmg arca as well as the
community character ofthe City of Clearwater The eXIstmg SIte IS vacant
and non-descnpt The SIte IS surrounded by a van ety of mtense commercial
and resldentldl uses The proposed landscape plan wIll be a sIgnIficant
Improvement to the SIte and surroundmg area and WIll hopefully Inspire other
surroundmg property owners to upgrade their sites
. #
~
4 Property Values
The proposed landscape treatment and Stte plan can only benefit the property
values of the surroundmg area as the eXIstmg sIte IS unsIghtly and
undeveloped at thIS tIme Any Improvement to the sIte would be good for the
eXIstmg area but the proposed Improvements are sIgnIficant and WIll benefit
the cItIzens of the ImmedIate area and the CIty as a whole
5 SpecIal Area
The subject sIte IS located wIthm the Brownfields/Enterpnse Zone The
proposed development of the sIte and landscape Improvements WIll be a
sIgnIficant Improvement and contnbutIOn to the ImmedIate area
RejUVenatIOn wIthm the area IS much needed and thIs project may serve as an
mspIratIon to other surroundmg property owners for upgradmg and/or
redevelopment of eXlstmg sItes
