1.) This is beach/retail property. As shown in tbe photos provided the adjacent properties also have
awnings as part of the beach/retail character of the property. Therefor addition of awning to
this property is in keeping with the character of the properties in question.
2.) The awnings are only architectural enhancements to the building. They in no way hinder or
discourage the appropriate development and use of adjacent land or impair the value, In fact as
noted above the properties adjacent to this property also bave awnings as part of the
architectural design,
3.) The addition of awnings will in no way adversely affect the health or safety of persons residing
or working in the neighborhood as again these are only architectural enhancements.
4.) The proposed awnings will have no impact on traffic one or another as it has no bearing on the
parking lot or street.
5,) Th proposed awnings are consistent with the community character of the immediate vicinity of
the parcel as the area is mostly beach/retail development. Awnings on this type of development
are typical and an enhancement to the buildings.
6,) The design of the proposed awnings are typical of beach/retail property and therefore there will
be no adverse effects on visual, acoustic and olfactory and will bave no bearing on the hours of
