The proposed plan includes the signs as follows: Freestanding Sign 1. Sign A: One Freestanding ten feet in height and ten feet in width totaling 100 square feet, double-faced, monument style structure with a brick veneer and stucco finish banded base. Three tenant faces featuring, routed rectangular openings measuring 1.67 feet by 5 feet each and resulting in 30 square feet of sign copy for each tenant. The sign copy openings will be white flat acrylic panels with tenant graphics and will be internally illuminated. The sign structure will feature brick veneer with gray banding colored to match the brick building, tan sign face background area to match building wall color and will measure ten feet wide by ten feet in height. The freestanding sign is to be located on the northwestern corner of the lot within the 15 foot landscape buffer area with a setback of five feet from the property line. Attached Signs 2. South (front, facing parking lot) Facade: Three signs; Sign 1, Tijuana Flats, 29.4 square feet, channel cut letters with internal illumination on a contour backer pan, with colors of red lettering with white trim and black background; Sign 4, Caribou Einstein logo with Drive Thru text, 21.2 square feet, internally illuminated in colors of sunflower and duranodic opaque brown; and Sign 11, (future tenant) 24 square feet, internally illuminated channel cut letters with detail to be determined but the color will coordinate with established color scheme. The total sign size equals 74.6 square feet which is 3.85% of the total wall facade which is below the permitted maximum of six percent. East (Cross Blvd.) Facade: One sign, Sign 2, Tijuana Flats, 29.4 square feet, channel cut letters with internal illumination on a contour backer pan, with colors of red lettering with white trim and black background. The total sign size of 29.4 square feet equals 1.94% of the total wall facade which is below the permitted maximum of six percent. 4. North (Gulf to Bay) Facade: Three signs; Sign 3, Tijuana Flats, 29.4 square feet, channel cut letters with internal illumination on a contour backer pan, with colors of red lettering with white trim and black background; Sign 5, Caribou Einstein logo with Drive Thru text, 19.16 square feet, internally illuminated in colors of sunflower and duranodic opaque brown; and Sign 12, (future tenant) 24 square feet, internally illuminated channel cut letters with detail to be determined but the color will coordinate with established color scheme. The total sign size equals 74.6 square feet which is 3.85% of the total wall facade which is below the permitted maximum of six percent. 5. West (side) Facade: No signage. Miscellaneous Signs 6. Directional Signs: Two double faced signs, Sign 7 and Sign 8, 4 square feet each with Caribou and Einstein logos, with one sign featuring "drive thru" text and the other identifying "thank you" and "exit only" text. The graphics on the directional signs equals 25 percent consistent with the permitted maximum. 7. Menuboard Sign: One single face sign, Sign 9, 23.76 square feet featuring six panels with menu item listings. 8. Height Clearance Sign: One single face sign, Sign 10, 5 square feet, featuring text of `Heads Up!" and Clearance maximum, consisting of a standard hinged aluminum panel with white vinyl graphics. The Comprehensive Sign Program has been APPROVED and this letter constitutes a Development Order pursuant to CDC Section 4-202.E. The approval is based on, and must be consistent with, the site plans, elevations and drawings prepared by Signstar, dated May 24, 2107 and revised October 18, 2017, as described above and subject to the following conditions: Conditions of Approval: 1. That any requests which are inconsistent with this approved Comprehensive Sign Program require an amendment to be filed and reviewed and approved by the Planning and Development Department prior to issuance of a building (sign) permit; 2. That the future tenant sign will require submittal and approval prior to issuance of building permit; 3. That a landscaped area providing a minimum three-foot wide buffer around the base of the freestanding sign, is provided and maintained; 4. That sign lighting for the freestanding and attached signs be controlled by a mechanical timer and be turned off at midnight or whenever the business is closed, whichever is later; and, 5. That all other Code requirements/restrictions of Division 18 (Signs) be met, including but not limited to, grand opening banners, window, temporary, construction, sale leasing signs. CSP2017-06013 Development Order Page 3 Pursuant to CDC Section 4-303, an application for a building (sign) permit shall be made within one (1) year of the date of this Development Order (by November 7, 2018). All signs shall be installed and any conditions met within six (6) months of the date of issuance of the initial building (sign) permit. The issuance of this Development Order does not relieve you of the necessity to obtain any building permits or pay any fees that may be required. In order to facilitate the issuance of any permit or license affected by this approval, please bring a copy of this letter with you when applying for any permits or licenses that require this prior development approval.
