Pre - construction Services Pre - construction Services have been anticipated to run from roughly April 2017 through September 2017 (6 months) for an expected construction effort starting in November 2017. Pre - construction Services to include the following: • Schematic Design Phase (April 2017) o Attend regular meetings to support Owner and Design Team o Prepare baseline budget based on schematic documents o Preliminary schedule based on schematic documents o Visual site evaluations of existing site to identify potential utility & construction conflicts for clarification during the design development. o Constructability Review and Value Engineering alternatives priced for Team consideration • Design Development (May - June 2017) o Attend regular meetings to support Owner and Design Team o Document review o Budget updating o Agency /Utility Coordination o Updating and expanding the schedule o Scope bid packages and work categories o Finalize Sequencing o Additional Value Engineering / Value added efforts o Constructability Review o GC estimates • Construction Document Phase (June — Sept 2017) o Attend regular meetings to support Owner and Design Team o Document review and finalization of scope development for bidding o Agency coordination with School District, Permitting and Utilities o Finalize Bid / Construction Schedule based on construction documents. o Develop bid list for review and approval by Owner o Develop bid packages and complete scopes of work based on construction documents o Prepare final GMP Estimate for Owner approval and release. Walbridge's proposed Fixed Pre - construction Services number for the above services is $94,923.00. This total does not include any destructive testing and / or ground penetrating radar investigative services which may be needed based on design needs. We can provide allowance budgets for these services if needed. We would envision pricing out the final GMP proposal based on the 90% Construction Documents and incorporating any AHJ comments / changes via addendum. In this way we accommodate the last minute changes without having to carry large allowances / contingencies in the GMP submission. With this approach, the construction start would be first of November 2017. We believe this lines out well with the schedule that Long & Associates developed and was forwarded to us today. We are excited to be considered for this important project and look forward to the next steps to move the design and preconstruction forward.
