O. 4107 and W.O. 4701.1 appended hereto and by this reference made a part hereof. The perpetual easement rights granted herein are conveyed to the Grantee for the purposes of construction and maintenance of City utilities and ingress and egress thereto. The CITY OF CLEARWATER, FLORIDA, shall have the right to enter upon the above- described premises and to construct, install and maintain thereon such public utilities, and to inspect and alter same from time to time within the limits of easement. Grantor warrants and covenants with Grantee that it is the owner of the fee simple title to the herein described easement premises, that upon execution hereof by its trustee, the trust agreement establishing the Grantor trust is in full force and effect, that the rights conveyed hereby to Grantee are in full accordance with provisions of said trust, and all amendments thereto, that Grantor has full right and lawful authority to grant and convey this easement to Grantee, and that Grantee shall have quiet and peaceful possession, use and enjoyment of this easement.
