A. CALL TO ORDER, INVOCATION, PLEDGE OF ALLEGIANCE
The Chair called the meeting to order at 1:00 p.m. at City Hall, followed by the
Invocation and Pledge of Allegiance.
To provide continuity for research, items are in agenda order although not
necessarily discussed in that order.

C. APPROVAL OF MINUTES OF PREVIOUS MEETINGS: April 19, 2016
Member Allbritton moved to approve the minutes of the April 19, 2016 Community Development
Board meeting as submitted in written summation. The motion was duly seconded and carried
unanimously.

E. CONSENT AGENDA: The following cases are not contested by the applicant, staff,
neighboring property owners, etc. and will be approved by a single vote at the
beginning of the meeting: (Items 1-3)
1. Case. FLD2016-03006 — 1353 S. Martin Luther King, Jr. Ave. Level Two Application
Owner: Gilchrest Development, LLC.

Location: 0.24 acre property is located at the southeast corner of South Street and
South Martin Luther King, Jr. Avenue.
Request: The Community Development Board (CDB) is reviewing a termination of status

Permitted density is one dwelling unit in the Medium Density Residential (MDR) District
for the property located at 1353 South Martin Luther King, Jr. Avenue. The project
includes six off-street parking spaces and also requests allowable flexibility from parking,
setback, and landscape requirements (Community Development Code Sections 2-
304.G, 6-109 and 3-1202.G).

Location: 0.15 acre property is located on the west side of Eldorado Avenue
approximately 211 feet south of the Bohenia Circle South and Eldorado Avenue
intersection.
Request: The Community Development Board is reviewing accessory structures for an
existing detached dwelling in the Low Medium Density Residential (LMDR) District for
the property located at 736 Eldorado Avenue. The project height is 30 feet (from BFE),
and requests allowable flexibility from setback requirements (2-204.E and 3-905.C.3).

Request: The Community Development Board is reviewing two balcony additions for an
existing detached dwelling in the Low Medium Density Residential (LMDR) District for
the property located at 810 Eldorado Avenue. The project height is 2.1 feet (from BFE),
and requests allowable flexibility from setback requirements (2-204.E and 3-905.C.3).

Member Boutzoukas moved to approve Cases FLD2016- 03006, FLD2016- 04009, and
FLD2016- 04010 on today's Consent Agenda based on evidence in the record, including
the application and the Staff Report, and hereby adopt the Findings of Fact and
Conclusions of Law stated in the Staff Report, with conditions of approval as listed plus
additional condition of approval for Case FLD2016 -04009 to read "That prior to the
issuance of any building permit except for clearing and grubbing, demolition or the
provision of fill, the site plan shall be revised to show a side (north) setback of 5 feet to
pool deck." The motion was duly seconded and carried unanimously.
