FLD2013-12045 - REQUEST FOR EXTENSION� V ear�vater } � U Interoffice Conespondence Sheet TO: Community Developinent Board FROM: Michael Delk, AICP Planning Director �: Request for Extension — FLD2013-12045/802 North Fort Harrison Avenue DATE: Attached is information related to the request of Stephen Webster, on behalf of SCI Management L.P., for an extension of time relative to the above referenced project located at 802 North Fort Harrison Avenue. A one-year extension is being requested which would expire on February 18, 2017. It should be noted that, pursuant to Section 4-407, a one-year time extension has previously been granted by the Community Development Coordinator on December 18, 2014 which will expire on February 18, 2016. Pursuant to Section 4-407 of the Community Development Code (CDC), extensions of time "shall be for good cause shown and documented in writing." The Code further delineates that good cause "may include but are not limited to an unexpected national crisis...significant downturn in the national economy, etc..." The Code further directs that the Community Development Board may consider whether significant progress on the project is being made and whether or not there are pending or approved code amendments which would significantly affect the project. In this particular case, the applicant has indicated that the project is being delayed for economic reasons as it relates to housing. In addition, the property owner intends to use the pending North Marina Area Plan (scheduled for the January 28, 2016 City Council meeting) as part of its marketing strategy. No changes to any condition of approval is requested nor recommended.
