1. The proposed development of the land will be in harmony with the scale, bulk, coverage, density and character of adjacent
properties in which it is located.
Properties along S. Missouri Avenue in the vicinity of the proposed development are predominately wide and shallow,
consequently the buildings are necessarily wide and shallow like the configuration of the building in the proposed
development, likewise parking is predominantly clustered close to the right of way, therefore the proposed development will
be in harmony with the scale, bulk, coverage, density and character of adjacent properties in which it is located.
2. The proposed development will not hinder or discourage the appropriate development and use of adjacent land and buildings
or significantly impair the value thereof.
The proposed development will not hinder or discourage the appropriate development and use of adjacent land and buildings
because the proposed development is in harmony with existing development and appropriately buffered from adjacent
properties. The proposed development may improve the value of adjacent properties because of the enhanced aesthetics to
