worksheet; and
Number, type, location and surface area of all existing signs on the same property and or building on which the sign is to be located.

Location of all proposed landscape material including size and species;
Land areas expressed in square feet and acres; and
Location of the sign in relation to property lines, public rights -of -way, easements, buildings and other signs on the property.

F. WRITTEN SUBMITTAL REQUIREMENTS: (Code Section 3- 1807.C)
Signage proposed as part of a Comprehensive Sign Program may deviate from the minimum sign standards in terms of numbers of signs per
business and/or parcel of land, maximum area of sign face per parcel of land and the total area of sign faces per business or parcel of land,
subject to compliance with the flexibility criteria outlined below. As part of the program, all sign types shall be reviewed for the business and /or
the development parcel to achieve compliance in so far as possible with these current regulations. A master sign program for shopping
centers, including all out parcels, and office complexes shall include all types of signs for all tenants/uses within the development parcel.
These will be reviewed as a Comprehensive Sign Program application.
All existing and proposed signs must be architecturally integrated into the design of the building and/or site using similar and coordinated
design and style features, materials and colors, etc. Attached signs shall be horizontally and vertically proportionately located on
each fagade with no protrusions above roof lines, over windows, trim, cornices or other building features.

1. Architectural Theme. How is the design, character, location and /or materials of all signs proposed in the comprehensive
sign program demonstrably more attractive than signs otherwise permitted on the parcel proposed for development under
the minimum signs standards? Additionally, demonstrate how the proposed signage improves the community character.
Further, explain how all signs are architecturally integrated into /with the design of the building and /or site using similar and
coordinated design features, materials and colors, etc.

to Bay Boulevard (Youfit Health Club).
Dear Mr. Stross:
The Planning Staff reviewed your Comprehensive Sign Program application for 1685
Gulf to bay Boulevard pursuant to Community Development Code Sections 3- 1806.B, 3-
1807.B.2 and 3- 1807.C. The proposed plan includes an increase in the area of one
attached sign as follows:
1. One Attached sign 83.87 square feet square feet in area (4.5 percent of the
building facade area) on the north fagade over tenant space "A ". The sign will be
internally illuminated with channel letters mounted to the building (no raceways),
The sign will be white, green pantone 375C and purple Pantone 2603C in color
with a circular graphic of matching colors. The sign will read "Youfit" with the
circular graphic directly left of the verbiage.
The Comprehensive Sign Program has been APPROVED and this letter constitutes a
Development Order pursuant to Section 4 -202.E of the Community Development Code.
The approval is based on, and must be consistent with the site plans, elevations and
drawings dated received on October 22, 2009 and November 19, 2009 as described above
and subject to the following conditions:
Conditions of Approval
1. That any requests which are inconsistent with this approved Comprehensive Sign
Program require an amendment to be filed and reviewed and approved by the
Planning Department prior to issuance of a building (sign) permit;
2. That all future signage requests for other tenant spaces in this shopping center will
require an amendment to this Comprehensive Sign Program and be consistent with
the overall theme of the shopping center, including but not limited to size, location,
design, material, color, font, etc;
3. That all future attached signage be channel letters attached directly to the building
(no raceways);

4. That in the event a building permit is required for the redevelopment of the
principal uses /structures, or a principal uses /structures are vacant for a period of
180 days, signs including freestanding signage shall be brought into compliance;
and
5. That all other Code requirements /restrictions of Division 18 (Signs) be met,
including but not limited to, grand opening banners, window, temporary,
construction, sale leasing signs.
Pursuant to Section 4 -303, an application for a building (sign) permit shall be made
within one (1) year of the date of this Development Order (December 10, 2010). All
signs shall be installed and any conditions met within six (6) months of the date of
issuance of the initial building (sign) permit. Permitted time frames do not change with
successive owners.
The issuance of this Development Order does not relieve you of the necessity to obtain
any building permits or pay any fees that may be required. In order to facilitate the
issuance of any permit or license affected by this approval, please bring a copy of this
letter with you when applying for any permits or licenses that require this prior
development approval.

Dear Mr. Lima:
This letter constitutes a Development Order pursuant to Section 4 -206 D.6 of the
Community Development Code. On December 11, 2001, the Community Development
Board approved an application for a Comprehensive Infill Redevelopment Project (case
FL 01- 10 -34) for the subject site with a reduction in the front (west) setback along
Keystone Avenue from 25 feet to 20 feet to building, reduction in the front (north)
setback along Gulf to Bay Boulevard from 25 feet to 20 feet to building and a reduction
in the required number of parking spaces from 21 spaces to 13 spaces. The proposal
included a 4,200 square foot retail sales and service establishment. The building will be
painted taupe with white trim. The awning color approved was hunter green. A
Comprehensive Sign Program under the provisions of Section 3 -1807 was also approved.
The original request was to increase the area and number of attached signs from one
attached of 10 square feet to two attached signs of 20 square feet each. The proposal also
included a request to increase the area of a six -foot tall, freestanding sign from 10 square
feet to 20 square feet.

Recent changes to the Community Development Code permit greater sign area and more
signage, provided all signs are architecturally integrated with the design of the site and
building facade. The revised Comprehensive Sign Program request is to increase the
number of attached signs from one attached sign to two attached signs and to increase the
area from 20 square feet (two percent of the building faced to which the sign will be
attached) to 39.5 square feet (four percent of the building faced to which the sign will be
attached). Each attached sign will read "BUDDY'S HOME FURNISHINGS" with the
words "BUDDY'S" in dark red and "HOME FURNISHINGS" in dark blue. Each sign
will also include a logo and the words "BI- RITE" in red beneath the logo. The channel
letter signs will be attached directly to the north facade along Gulf to Bay Boulevard and
the east facade over the main entrance.
The 20 square foot freestanding monument -style sign will read "BUDDY'S HOME
FURNISHINGS RENT TO OWN" and will be seven feet in height. The sign will be
located north side of site along Gulf to Bay Boulevard. The sign will have a taupe,
stucco - finish frame to match the building. The word "BUDDY'S" will be in red,
"HOME FURNISHINGS" dark blue and "RENT TO OWN" in white letters within a red
rectangle. The background of the sign will be off - white.
The Comprehensive Sign Program has been APPROVED with the following conditions:
Conditions:
1) That the existing nonconforming, freestanding sign be removed prior to the
issuance of a sign permit to be confirmed through an inspection by Staff to be
arranged by the applicant;
2) That all signage comply with Code, be architecturally coordinated with the
building and limited to two attached signs and one monument - style, freestanding
sign, to the satisfaction of Staff,
3) That the awnings be constructed of Dickson Acrylic fabric (low sheen and gloss)
with color 6168/60, Ocean Blue;
4) That the blue portions of the signs match the color of the awnings; and
5) That all required landscaping be installed prior to the issuance of a Certificate of
Occupancy.
Pursuant to Section 4 -303, an application for a building permit shall be made within one
(1) year of the date of this Development Order (July 9, 2003). All required building
approvals shall be obtained within one (1) year of the date of issuance of the initial
building permit. Permitted time frames do not change with successive owners.
