F. WRITTEN SUBMITTAL REQUIREMENTS: (Code Section 3- 1807.C)
Signage proposed as part of a Comprehensive Sign Program may deviate from the minimum sign standards in terms of numbers of signs per
business and/or parcel of land, maximum area of sign face per parcel of land and the total area of sign faces per business or parcel of land,
subject to compliance with the flexibility criteria outlined below. As part of the program, all sign types shall be reviewed for the business and /or
the development parcel to achieve compliance in so far as possible with these current regulations. A master sign program for shopping
centers, including all out parcels, and office complexes shall include all types of signs for all tenantsruses within the development parcel.
These will be reviewed as a Comprehensive Sign Program application.
All existing and proposed signs must be architecturally integrated into the design of the building and/or site using similar and coordinated
design and style features, materials and colors, etc. Attached signs shall be horizontally and vertically proportionately located on
each fagade with no protrusions above roof lines, over windows, trim, cornices orother building features.
❑ Provide complete responses to the COMPREHENSIVE SIGN PROGRAM CRITERIA including how the criteria are met:
1. Architectural Theme. How is the design, character, location and /or materials of all signs proposed in the comprehensive
sign program demonstrably more attractive than signs otherwise permitted on the parcel proposed for development under
the minimum signs standards? Additionally, demonstrate how the proposed signage improves the community character.
Further, explain how all signs are architecturally integrated into/with the design of the building and/or site using similar and
coordinated design features, materials and colors, etc.
2. Height. Describe how the height of all freestanding signs proposed through the Comprehensive Sign Program relate to
the design of the sign and not exceed 14 feet in height?
Proposed ground sign is to be 72 inches high. Note applicant intends to build ground sign
atop an earthen berm between 15 inches and 30 inches hiqh.

permitted through the Comprehensive Sign Prograirshall be determined based on the criteria below.

Two existing, worn, and outdated signs (one ground and one wall) will be removed replaced
with new, cleaner, more attractive and current signs.

Dear Mr. Dorman:
The Planning and Development Department Staff reviewed your Comprehensive Sign Program
application for 111 North Myrtle Avenue pursuant to Community Development Code (CDC) Sections 3-
1806.B, 3- 1807.B.2 and 3- 1807.C. The proposed plan includes an increase in the number and area of
attached signs and freestanding signs as follows:
1. One Freestanding internally illuminated signs 45 square feet in area (total height of 6 feet, 7.5 feet in
width) located on the east side of Myrtle Avenue in a twelve square foot landscaped area. The sign
will have roof tiles and will be painted to match building fagade. The sign face will be white in color
with a blue edge and will read `Budget self Storage" in 'blue letters with an orange flame around

Proposed:
1. One Freestanding internally illuminated sign 45 square feet in area (total height of 6 feet, 7.5 feet in
width) located on the east side of Myrtle Avenue in a twelve square foot landscaped area. The sign
will have roof tiles and will be painted to match building facade. The sign face will be white in color
with a blue edge and will read `Budget self Storage" in blue letters with an orange ti-ame around
"budget" and "self' and a white area of changeable copy (10.2 square feet, less than 25% of the total
area of the sign) with blue letters;
2. One Attached internally illuminated sign with channel letters directly mounted on an aluminum
backboard painted to match the building fagade (no raceways) 9.3 square feet in area (0.8 percent of
the building fagade area) at the entrance on the west building fagade. The sign letters will read

Conditions of Approval:
1. That the address be maintained on the freestanding signs, in accord with CDC Section 3- 1806.B.1.f;
2. That the freestanding sign is set back five feet from the property line and is not located within any
required sight visibility triangles;
3. That a landscaped area, a minimum of 12 square feet in size, is provided and maintained around the
freestanding sign;
4. That any requests which are inconsistent with this approved Comprehensive Sign Program require an
amendment to be filed and reviewed and approved by the Planning and Development Department
prior to issuance of a building (sign) permit; and
5. That the internal sign lighting for the freestanding and attached signs be controlled by a mechanical
timer and be turned off at midnight or whenever the business is closed, whichever is later;
6. That all other Code requirements /restrictions of Division 18 (Signs) be met, including but not limited
to, grand opening banners, window, temporary, construction, sale leasing signs; and
7. That all illegal signage be removed before the issuance of any sign (SGN) permits.
Pursuant to CDC Section 4 -303, an application for a building (sign) permit shall be made within one (1)
year of the date of this Development Order (September 16, 2010). All signs shall be installed and any
conditions met within six (6) months of the date of issuance of the initial building (sign) permit.
Permitted time frames do not change with successive owners.
The issuance of this Development Order does not relieve you of the necessity to obtain any building
permits or pay any fees that may be required. In order to facilitate the issuance of any pen-nit or license
affected by this approval, please bring a copy of this letter with you when applying for any permits or
licenses that require this prior development approval.

F. WRITTEN SUBMITTAL REQUIREMENTS: (Code Section 3- 1807.C)
Signage proposed as part of a Comprehensive Sign Program may deviate from the minimum sign standards in terms of numbers of signs per
business and/or parcel of land, maximum area of sign face per parcel of land and the total area of sign faces per business or parcel of land,
subject to compliance with the flexibility criteria outlined below. As part of the program, all sign types shall be reviewed for the business and /or
the development parcel to achieve compliance in so far as possible with these current regulations. A master sign program for shopping
centers, including all out parcels, and office complexes shall include all types of signs for all tenantsruses within the development parcel.
These will be reviewed as a Comprehensive Sign Program application.
All existing and proposed signs must be architecturally integrated into the design of the building and/or site using similar and coordinated
design and style features, materials and colors, etc. Attached signs shall be horizontally and vertically proportionately located on
each fagade with no protrusions above rooflines, over windows, trim, cornices or other building features.

Completeness Comments:

1. Survey must indicate that monument sign will be installed minimum of 5
feet from property lines and in a bed of 12 square feet of landscaping.
The setback of the existing sign is provided on the survey. Notes have been
added to the drawing for the new ground sign, stipulating the referenced
requirements.
2. The pointed tip of the monument sign is over 6 feet in height. 6 feet is the
maximum height allowed in the Downtown as per Section 3 -1807. C.2.
The top of the peak will be six feet high, and has been dimensioned on the
revised drawing for the ground sign.

3. Monument sign may not be installed on an elevated berm. Height of the
sign is measured from the average grade of the property, thus the
elevated berm would count as additional height of the sign.
As discussed, we would still request permission to install a small berm that
would place the base of the sign no higher than the average grade of the
property. If the City would allow this, we would provide an as -built survey
documenting the average existing grade.
4. The area of the architectural support is over 50% of the area of the text
sign area so it is included as part of the sign, a total of 57.4 square feet.
Reduce the architectural support area.
The revised drawing includes a table breaking down the square footage of
various sign components. The area of architectural support is 38.3% of the
total sign area.
5. Length of monument sign is 10 feet and is too long. Reduce.
Our two goals in requesting a Comprehensive Sign Plan approval were 1) to
update our branding to reflect our current logos, and 2) to install a ground
sign slightly more visible than standard code allows. As such, we respectfully
request City approval to keep the monument sign length at 10 feet.
6. More than 25% of the sign area is changeable copy. As per page 140 of
the Downtown Redevelopment plan this is deemed inappropriate signage.
Revise.
The revised drawing includes a table breaking down the square footage of
various sign components. The area of architectural support is 24.7% of the
total sign area.
7. The font changes from the existing signs to the proposed signs. Unify
signs under the same font.
The two proposed new signs are intended to update our image and reflect our
current logos; however, we are satisfied with the condition and fonts of our
two existing wall signs, and we prefer to avoid the expense of replacing them.
As such, we respectfully request approval to leave these signs in place.

drawings, and two signed and sealed surveys. We trust that these responses
