WRITTEN SUBMITTAL REQUIREMENTS: (Code Section 3-1807.C) Signage proposed as part of a Comprehensive Sign Program may deviate from the minimum sign standards in terms of numbers of signs per business or parcel of land, maximum area of sign face per parcel of land and the total area of sign faces per business or parcel of land, subject to compliance with the flexibility criteria outlined below. Monument signs, pursuant to Sections 3-1806.B.1.g and 3-1806B.2 shall not be eligible for this program. As part of the program, all sign types (freestanding, attached, windows, interior site directional, etc.) shall be reviewed for the business and/or the development parcel to achieve compliance in so far as possible with these current regulations. A master sign program for shopping centers, including all out parcels, and office complexes shall include all types of signs for all tenants/uses within the development parcel. These will be reviewed as a Comprehensive Sign Program application. All existing and proposed signs must be architecturally integrated into the design of the building and/or site using similar and coordinated design and style features, materials and colors, etc. Attached signs shall be horizontally and vertically proportionately located on each far;ade with no protrusions above roof lines, over windows, trim, cornices or other building features. o Provide complete responses to the COMPREHENSIVE SIGN PROGRAM CRITERIA including how the criteria are met: 1. Architectural Theme. The north side of the gas canopy will have a sign that will read "AMERICa" in blue and red letters of 21.25 square feet (1.84 percent of the building fayade). The second sign, 27.75 square feet in area (2.41 percent of the fayade of the building), will be attached to the southeast fayade, and will read "XPRESS MART" in red, white and blue letters attached directly to the fayade of the building. And the third sign, 15 square feet in area (1.3 percent of the fayade of the building), will be attached to the east fayade, and will read "BLIMPIE" in the corporate colors. The proposal also includes a request to increase the area of a freestanding sign from 20 square feet in area (1.7 percent of the east fayade of the building) to 38 square feet in area (one quarter the lot width along South Highland Avenue of 150 feet). The sign is permitted under the provisions of Section 3-1805.K. The application for the Comprehensive Sign Program has been approved for the attached and freestanding signs with the following conditions: 1. That all freestanding signs be located a minimum of five feet from any property line and meet all required sight visibility triangles; and 2. That all other Code requirements relative to signs be met. Pursuant to Section 4-303, an application for a building permit shall be made within three (3) months of the date of this Development Order (February 12, 2004) to address concerns related to case number BIZ2003-00295. All required building approvals shall be obtained within one (1) year of the date of issuance of the initial building permit. Permitted time frames do not change with successive owners. Please be aware that the issuance of this Development Order does not relieve you of the necessity to obtain any building permits or pay any fees that may be required.
