E. WRITTEN SUBMITTAL REQUIREMENTS: (Code Section 3-1807.C)
Signage proposed as part of a Comprehensive Sign Program may deviate from the minimum sign standards in tenns of numbers of signs per
business or parcel of land, maximum area of sign face per parcel of land and the total area of sign faces per business or parcel of land,
subject to compliance with the flexibility criteria outlined below. Monument signs, pursuant to Sections 3-1806.8.1.g and 3-18068.2 shall not
be eligible for this program. As part of the program, all sign types (freestanding, attached. windows, interior site directional, etc.) shall be
reviewed for the business andlor the development parcel to achieve compliance in so far as possible with these current regulations. A master
sign program for shopping centers, including all out parcels, and offICe complexes shall include all types of signs for all tenants/uses within
the development parcel. These will be reviewed as a Comprehensive Sign Program application.
All existing and proposed signs must be architecturally integrated into the design of the building and/or site using similar and coordinated
design and style features, materials and colors, etc. Attached signs shall be horizontally and vertically proportionately located on each
far;ade with no protrusions above roof lines, over windows, trim, cornices or other building features.

4. Total Area of Sign Faces. Height, Area, Number and Location of Signs. The height. area, number and location of
signs permitted through the Comprehensive Sign Program shall be determined by the Community Development
Coordinator based on the following criteria: overall size of site, relationship between the building setback and sign
location, frontage. access and visibility to the site, intended traffic circulation pattern. hierarchy of signage, scale and use
of the project. and submittal of a master sign plan for the development parcel/project. Additionally, the maximum
permitted sign area shall be based on the following formula when evaluated against the above criteria:
i. Attached signs - The maximum area permitted for attached signage shall range from one percent up to a maximum
of six percent of the building fa,.:ade to which the sign is to be attached.
ii. Freestanding signs - The maximum permitted area of all freestanding signs on a site shall not exceed the range of
sign area permitted by the street frontage or building fa,.:ade calculation methods set forth in Section 1806.B.1.c.i.

the community character of the City of Clearwater.

elimination of existing unattractive signage or will result in an improvement to the appearance of the parcel proposed for
development in comparison to signs otherwise permitted under the minimum sign standards.

As Agent of Northwood Plaza, LLC, the below signature authorizes Anchor Sign to install a fascia sign at
the above referenced location.
Signage shall be installed by a licensed and insured sign contractor and electrician who will obtain all
permits and follow all applicable County, State and Federal laws, codes and/or statutes required.
Only U.L. rated and non-corrosive materials will be used. Contractors shall install the signage per the
drawings and City/County's approval. No additional penetrations shall be made to the facade without
prior authorization from Agent/Owner. Any existing penetrations which will not be used, will be repaired
and painted to match the existing finish.
All costs for this installation shall be the sole responsibility of Starbucks Corp.
Tenant shall hold harmless United American Realty Corp. and the Owner of the above referenced
shopping center.
Immediately upon completion of sign installation, tenant shall forward a copy of approved permit and
drawing for Owner's records.

This indenture, made by JOHN HANCOCK MUTUAL LIFE INSURANCE COMPANY,
a Massachusetts corporation having its principal address c/o The Real Estate Investment Group,
10M Hancock Place, P,O. Box 111, Boston, Massachusetts 02117 ("Grantor"), hereby conveys to
Northwood Plaza, LLC, a Nevada limited liability company, having its mailing address at c/o Mr.
John Holden, 7027 West Broward Boulevard, Plantation, Florida 33317 ("Grantee"), for Ten
Dollars (S10.00) and other good and valuable consideration, the receipt and sufficiency of which
are acknowledged, the land and buildings known as Northwood Plaza and located southwest of
the intersection of McMullen Booth Road and Eastland Boulevard, CleatWater, Florida. and
more particularly described on Exhibit A attached hereto and made a part hereof (the "Property").
Together with all and singular the hereditaments and appurtenances thereunto belonging, or in
any wise appertaining; and the reversion or reversions, remainder or remainders, rents, issues,
and profits thereof; and all the estate, right, title, interest, claim, or demand whatsoever, of
Grantor, either in law or in equity, of, in, and to the Property, with the said hereditaments and
appurtenances. To have and to hold unto Grantee in fee simple.
The Property is conveyed subject to the rights of all tenants or lessees in possession and
subject to all matters set out on Exhibit B hereto, the provisions of which are not reimposed
hereby, and Grantor will warrant and forever defend the title to the Property against the lawful
claims and demands of persons Claiming by, through, or under Grantor, except as aforesaid, but
against none other. Grantor makes no other warranties or covenants in this Special Warranty

Road (Starbucks)
Dear Mr. Wane:
On January 17,2003, the Planning Staff reviewed your application for a Comprehensive
Sign Program to increase the area and number of attached signs from one sign, 20 square
feet in area (the maximum permitted under Minimum Development Standards) to two
signs totaling 26.9 square feet in area. One sign, the subject of an active sign permit
(SGN2003-01008), located on the east fa~ade of the building, will be 19.9 square feet in
area and will read "ST ARBUCKS COFFEE" in white letters channel letters attached
directly to the fa~ade of the building. A second sign, a seven square foot cabinet sign (0.7
percent of the building fa~ade to which it will be attached) designed in the shape of a
circle will be attached to the south facade. The application for the Comprehensive Sign
Program has been approved for the signs as submitted.
Pursuant to Section 4-303, an application for a building permit shall be made within one
(1) year of the date of this Development Order (January 22,2004). All required building
approvals shall be obtained within one (1) year of the date of issuance of the initial
building permit. Permitted time frames do not change with successive owners.
The issuance of this Development Order does not relieve you of the necessity to obtain
any building permits or pay any fees that may be required. In order to facilitate the
issuance of any permit or license affected by this approval, please bring a copy of this
letter with you when applying for any permits or licenses that require this prior
development approval.
