The height, area, number and location of signs pennitted through the Comprehensive Sign Program shall be detemlined by the Community Development Coordinator based on the following criteria: overall size of site, relationship between the building setback and sign location, frontage. access and visibility to the site, intended traffic circulation pattern, hierarchy of signage, scale and use of the project, and submittal of a master sign plan for the development parcel/project. Additionally, the maximum permitted sign area shall be based on the following fonnula when evaluated against the above criteria: i. Attached signs - The maximum area pennitted for attached signage shall range from one percent up to a maximum of six percent of the building fac;ade to which the sign is to be attached. ii. RE: Development Order regarding case SON2003-01011 at 2201 NE Coachman Road (United Bank) Dear Ms. Smith: On January 17, 2003, the Planning Staff reviewed your application for a Comprehensive Sign Program to increase the area of a proposed freestanding sign from 40.47 square feet (one percent of the building fa<;ade facing NE Coachman Road, the maximum permitted under Minimum Development Standards) to 59.95 square feet (less than the maximum of 131 square feet or one half the lot width as measured along the widest street frontage, Sharkey Road). The sign will be a maximum of 13.5 feet in height which includes a sand-colored base two feet in height. The sign will be located at the northwest comer of the site at the junction of NE Coachman and North Belcher Roads. The sign will read "UNITED BANK PLAZA" in black channel letters on a sand-colored background with red, white and blue logo. The address will be located just above the base in black letters. The sign will include three additional sign panels with black letters on a white background. The proposal also includes an increase in the number and area of attached signs from one sign of 24 square feet to four signs totaling 149.57 square feet. All four signs include black letters attached directly to the fa<;ade of the building. Three attached signs will be located on the north fa<;ade facing NE Coachman Road totaling 97.33 square feet (2.4 percent of the fa<;ade to which they will be attached). The first sign will be 52.24 square feet (1.34 percent of the building fa<;ade) and reads" UNITED BANK PLAZA". The second sign will be 16.43 square feet in area (0.41 percent of the building fa<;ade) and will read " UNITED BANK" with red, white and blue logo above. The third sign will be 28.66 square feet in area (0.71 percent of the building fa<;ade) and will read "PARK & OS SIAN, P.A.". The fourth sign will be located on the south fa<;ade facing Sharkey Road, 52.24 square feet in area (1.78 percent of the building to which it will be attached) and will read "UNITED BANK PLAZA".
