1. Architectural Theme.

materials and colors which reflect an integrated architectural vocabulary for the parcel proposed for development.

Dear Lisa,
I have enclosed the proposed art and shop drawings for Jason's Deli signs at Cypress
Point Shopping Center.
I hope you recall the conversations we had on the signs and the included paperwork is
basically formatted as you requested for approval. He is looking to have the signs
installed as soon as possible.
I am aware that you will need Landlord approval and Notice of Commencement in order
to complete the permit package. The customer wanted to have the signs approved
before we submitted the paperwork to the landlord as to not have to go back with
revisions.
Once approved, I will have the signs engineered for wind-load and attachment. I will
also provide the necess9,ry number of site plan copies as per permit requirements.

Dear Ms. O'Reilly:
On December 30, 2002, the Planning Staff reviewed your application for a
Comprehensive Sign Program to increase the number and area of proposed attached signs
from one attached sign of 20 square feet (minimum permitted by Code based on one
percent of the building fa<;ade facing the street frontage from which the property is
addressed) to two attached signs totaling 88 square feet. Two signs, one of 53 square feet
will be located on the west fa<;ade, and one of 35 square feet will be located on the north
facade of the building. The sign on the north fa<;ade (facing the parking lot) constitutes
2.35 percent of the building fa<;ade and the sign on the west fa<;ade constitutes 3.56
percent of the building fa<;ade. Each sign will read "Jason's Deli" in internally
illuminated, white channel letters. In addition, a 21.67 square foot tenant sign is to be
installed on the existing freestanding plaza sign (on the front property line along U.S.
Highway 19 N.), as submitted with this proposal. The application for the Comprehensive
Sign Program has been approved for the signs as submitted (attached) with the condition
that the signage installed on the existing freestanding sign be spaced proportionately to
permit for the future installation of another tenants signage.
Pursuant to Section 4-303, an application for a building permit shall be made within one
(1) year of the date of this Development Order (December 30, 2003). All required
building approvals shall be obtained within one (1) year of the date of issuance of the
initial building permit. Permitted time frames do not change with successive owners.
Please be aware that the issuance of this Development Order does not relieve you of the
necessity to obtain any building permits or pay any fees that may be required. In order to
facilitate the issuance of any permit or license affected by this approval, please bring a
copy of this letter with you when applying for any permits or licenses that require this
prior development approval.
