There are many homes on Eldorado Ave that share the same character that we designed for Mr. Thomas. Pictures and addresses are provided in Exhibit A 2. The proposed development will not hinder or discourage the appropriate development and use of adjacent land and buildings or significant{y impair the value thereof. Proposed screen enclosure fallows existing build lines and does not hinder any views of the water for any existing dwellings. 3. The proposed development will not adversely affect the health or safety or persons residing or working in the neighborhood of the proposed use. Screen enclosure is being built to meet all current building codes and to provide quality and safe outdoor living for persons residing in the dwelling. 4. The proposed development is designed to minimize traffic congestion. Screen enclosure will have no effect on traffic. 5. The proposed development is consistent with the community character of the immediate vicinity of the parcel proposed for development. The setbacks vary a lot on Eldorado Ave. Many of the homes are as little as 11' from the sidewalk. The screen enclosure is being built on an existing deck, See Exhibit B. 6. The design of the proposed development minimizes adverse effects, including visual, acoustic and olfactory and hours of operation impacts, on adjacent properties.
