Front Set back
a. The existing house front set back is 25'. The house is just before a turn in the road.
The home to the left side is slightly forward of the home in question. Due to the
road the layout of the home to the right side is on an angle and appears slightly
forward due to the placement of that home at the turn in the road. This attached
covered walkway will blend in with the adjacent properties and will not appear out
of place or out of alignment with the neighboring properties.
b. The reduction in the front set back will not adversely affect adjacent property
values. Esthetically, it will enhance the area values by giving the home a more
finished appearance.
c. The reduction is the front setback will appear more consistent with the neighboring
properties.
d. The reduction in the front set back results in a very efficient layout by adding
continuity from the driveway to the front door. Also, this will protect the residents,
their guests and service personnel when they enter the home. Presently, there is a
concrete walkway from the driveway to the front door. Originally, there was a 3'
overhang that extended over the mulch bed across the front of the home. This
variance will allow the Owners to have that walkway covered. By granting this

variance the people will not have to walk in the rain to enter the home. In addition, the
covered walkway will block the sun from coming in the large front and dining
windows and front door which will help dramatically with the air conditioning bills in
the hear of the summer which will be a more efficient.

• Insta.11 (3) Owner ceiling lights on 1 switch (Replace existing wall lights included)
• Sheet the roof with 5/8" plywood
• Wrap fascia with alluninum coil stock.
• Soffit to be solid white triple 4" in the walkway area and vented on the outside of
the beam
• Roof system to be standing seam over self adhesive roof inembrane, includes all
flashing, hip cap, counter flashing and eave drip
• Install arch trim between each post
• All work to be caulked and paint ready
